Right to Rent checks made easy

Buy-to-let landlords can now carry out Right to Rent checks securely in a simple cloud based environment online following the introduction of a new CheckDocs tool.

The new product, aimed at landlords, avoids time consuming paperwork that is now necessary following the government’s decision earlier this year to make it compulssary for all private landlords in England to check that new tenants have the right to be in the UK before renting out their property.

Under the new rules, introduced on 1 February as part of the Immigration Act 2014, landlords who fail to check a potential tenant’s ‘Right to Rent’ will face penalties of up to £3,000 per tenant.

The new law will mean that private landlords, including those who sub-let or take in lodgers, must check the right of prospective tenants to be in the country to avoid being hit with a penalty.

Using MRZ scanning technology that means documents can be scanned with a smartphone, CheckDocs offers a way for landlords to streamline their Right to Rent checks and receive an instant response.

The brainchild of Vik Tara, a portfolio landlord with a history of success in both the property and technology sectors turned CEO of Technology Blueprint Ltd, the scheme could prove a way to make the rent checks far less arduous.

Tara said: “Recent legislation makes private landlords responsible for vetting their prospective tenants and there has been much confusion about how to do this properly.

“We were amazed that no one had come up with a platform that could make this process easy and keep them compliant. CheckDocs was born out of our team’s collective years of expertise building software solutions for effective and compliant property management.”
