Rogue landlords in Wakefield will face fines up to £30,000 under new rules

Buy-to-let landlords who fail to comply with minimum standards will face fines up to £30,000 for each offence under tough new rules that were approved by Wakefield Council last night.

Wakefield Council’s cabinet yesterday agreed that rogue landlords will be prosecuted and fined for each offence if they fail to repair, manage or improve their properties when requested to do so.

Non-payment of the fines will be enforced through the county court.

The council’s new powers include the ability to protect tenants and reduce home hazards such as dampness and cold.

Cllr Denise Jeffery, Wakefield Council’s cabinet member for economic growth and regeneration, said: “We have some great landlords in the district, but we have an awful lot that are letting anything happen.

“We are not building houses anymore and Wakefield District Housing is struggling so people are turning to private accommodation and some homes are just not up to standard.

“People come to us who are in despair, one person came to me and said they were having to live upstairs in their rented house because the downstairs was just not fit for purpose.

“It’s really important that we move forward to take a stand and say ‘we will not put up with this anymore’.”

Many dampness issues are due to tenants failing to adequately heat or ventilate properties. Are landlords to be fined for tenants' indolence in such circumstances?
