Bristol landlords have had opportunities to oppose the "city wide" licensing schemes but they are submissive. They are weak and reluctant to raise their heads above the parapet. Through the Local Landlord Association (Wessex) , they have had opportunities to rally and jointly fund an appeal against these schemes. They are silent in their absence. Instead, and due to a raft of other reasons, landlords have decided to sell up. This makes a mockery of BCC's PRS Strategy will not achieve it's objective to reduce the numbers of homeless. Instead it will reduce the number of homes available to those who cannot afford to buy. The extortionate fees are not justified. I believe an independent audit of the PRS departments accounts is justified.

It's good to hear the big car giants are now switching research from electric to hydrogen fuel. This should encourage governments to look longer term and towards more carbon friendly hydrogen fueled heating systems.

I assume the increase is to encourage compliance rather than because of an increase in BANES administration costs. Its a penalty (is this legal?). The standards set by BANES will have to be very clear and not open to miss-interpretation. If standards change, they must be justified and clearly communicated to landlords. Where landlords strive to achieve a standard at their cost to later find it has changed or has been mss interpreted because it has been badly written, any such charge should be contested.

In my experience all councils feel it is their responsibility to "inform tenants of their rights". This includes advising them to stay until the bailifs arrive. What they tend not to explain is that this action is not compliant with the AST Agreement contracted terms so the landlord won't give a satisfactory reference and it will yherefore be more difficult to rent in the future etc etc. The problem is that councils don't have any property to house evicted tenants.

No it doesn't, but if you have back to back short term let's I think the room would be considered as permanently let to an unrelated person and hence it would deem the property as an HMO.

It demonstrates to me that AirBnB don't know what they are proposing. They are not PRS experts or have any understanding of legislation involved, particularly in respect of HMOs. AirBnB just see this as a potential money making strategy where they will offer to find short term tenants for your spare rooms. They have no concren on the legal impact this will have on the tenant or landlord.

The main issue in my mind is the conflict between what is acceptable to achieve an EPC Band C that also meets zero carbon targets. I'm not entertaining one without the other. The only answer in my mind is the introduction of hydrogen gas.

There are various calculations to derive what is called a yield. Its a meaning less calculation. Its not related to profit unless all costs are included. The only figures of any worth is profit and rate of return, these will vary depending on the cost of mortgages, legal fees, renovation etc etc.

Tenants are already protected by law in regards to repairs. Tenants don't need a licencing scheme to report landlord failures to the council and the council is already empowered to prosecute. Absolutely no need for additional licencing!

Anyone contemplating solar energy or heat fans must consider not only the initial installation cost but also the return on the investment and replacement life and cost of key components. Of course, if the tenant pays the energy bills (as in most cases, the landlord won't get a return unless the rent is increased to ensure this.

It's not just the Renters Reform Bill. Look at the whole picture: Add to it section 24 of the finance act, increasing mortgage interest rates, EPC changes with conflicting carbon emissions, the threat of a labour party, the ageing landlord democratic and a growing anti landlord rhetoric why would you stay in the PRS??

Most landlords will plan an exit over a number of years. So the physical exodus will show up only over time. However, I would suggest now the the Renters Reform Bill is now out there, a surge of landlords leaving will quickly to develop.

Most council tips charge landlords commercial rates with a minimum weight, these can be quite high. If you have just a couple of properties you may get away with disguising it as private household waste. Bigger portfolio landlords or during works this is not possible. The cost of waste disposal does not encourage responsible behaviours. Even so fly tipping is certainly unacceptable.

Agents need to be managed and action overseen. Landlords need to be on top of all regulations etc. Having an agent is not an excuse for ignorance or their errors. When considering an agent, understand what you pay them. It's often a minimal fee and your unlikely to get a good service because they rely on economies of scale. Low pay, too many rentals and inexperienced staff. As a landlord, it is so important to be ontop of your game!

It's not law yet and the key point that has been missed is the fact the EPC rating system is at odds against the carbon emissions target. Until both are aligned I won't be wasting money on I'll thought out Government plans!

Looks like the EPC mandate will be pushed out to 2028. So a bit more breathing space in this respect. I think the drive to sell is not any single challenge but the sum of all the changes and the threat of rent controls/freezes threatened by Labour, Libs & Greens!

I don't think you can blame Martin in his business wise rental strategy. The EPC staged increase has been around for some time. Seling or renovating older properties and upgrading a portfolio to future proof it is a wise move. I suppose he is gloating a bit but I can see where he's coming from and less astute landlords may learn from his strategy! I bet he doesn't have any arrears! I think many Councils, who are responsible for enforcing this requirement will have been preparing to be quick off the mark.

Tragic as the loss of a child is, I can't help feeling this is a knee jerk reaction by Gove. What was the cause of the mold and why didn't the tenants wipe it off! Certainly standards need to improve in the Social Housing sector. But I would like to see more effort by the likes of Shelter, Crisis, Acorn etc etc in education tenants on how their property should be looked after on a daily basis.

Suggests to me that the selective licensing scheme that now covers most of Bristol is a waste of time! The Association of Local Landlords (Wessex) is there to help landlords and they or any of it's members were not involved in this research.

Landlords have to consider EPC legislation not just zero carbon targets. If an electric driven pump is installed to replace a gas boiler, your EPC rating will drop (get worse). The government needs to fund complimentary fuels such and nitrogen gas that will work with modern gas boilers.

Acorn "demands"! The views of these activists are shallow and bias. They never take in the full picture. What about the wealth that these property owners and holiday makers bring to these communities? Former economies contributed by local fishing, farming and tin mining industries are no longer backbone contributors. Instead jobs and income are sourced by visitors to the area and they need accommodation!

What is the Government's housing plan - other than to screw the landlord either which way they go! Wiith high stamp duty and Section 24 of the Finance Act we are discouraged from buying and with increases on capital gains tax we are discouraged from renovating or selling. Landlords do indeed need to wise up and effectively manage their agents. In my experience even so called reputable agents make errors that can compromise a landlords position. That's why landlords need to stay on top of legislation and ensure their agents are compliant.

Maybe landlord associations should provide guidance to the Government on what is required by landlords to even begin to entertain such a service. Significant deregulation and changes to legislation particularly right to rent, improved eviction powers, Government funded deposits, subsides for landlord or government funded rent guarantees, epc level and carbon reduction targets removed. Landlords expect an income from their investments as do their mortgage providers. Bigger landlords may be in a better position to help (Lloyd's Bank etc). Smaller landlords are not a charity we are not in a position to help. Shelter will no doubt be very quiet on this subject!
