What is the actual point of the NRLA? I'm a member but all I use them for is for a few template forms and I receive a useless and uninspiring quarterly magazine. They dont seem to do any actual lobbying for us aside from throw out a few soundbites.

I have no issue renting to housing benefit tenants as long they have a guarantor. I'll still invest in btl's but will have to navigate the throught the rules. Bonus is that rents will rise :-)

They'll fail referencing so will end up losing their holding deposit anyway. And goes against most mortgage terms. Big waste of time.

Councils also need to start classifying non payment of housing benefit to landlord as benefit fraud! I have never understood why this is not the case.

I dont get what all the stress is about? What costs are you all so worried about that you want to hike up the rents? £25 for credit check, AST template from NLA and an inventory cost. As both a landlord and tenant I welcome this fee ban. Nothing worse that being charged hundreds of pounds for an 'admin fee' when you know its just a quick money grab.
