NEW RULES SOON FOR LANDLORDS You must also wipe your tenants bottoms,cook their meals, and do their shopping. You must clean the house weekly, also pick up the dog poo from their pets. As for me,I am selling up and going to let Boris house people!!!!!!!!!!!!!!

government are worse than Putin! The government do not own my houses.I comply with all laws. But will this government pay for pet damages? will it pay for my losses? I sell when I want and if I am not able to sell when I want,the government will have to pay me compensation. by all means have 24 month tenancies but it applies to tenant and landlord,so a tenant is locked in for 24 months,as is the landlord.But if a landlord wants to sell the government has to buy the property at market price and see out the 24 months for the tenant themselves.

So I am fed up with the lazy,benefit claiming ,never achieved any thing in their miserable lives people,who think the world owes them a living scroungers. The government need good landlords (I know I am one of those landlords) More help is needed for landlords,like grants and tax breaks. We need to invest in our properties and tax is killing us.Plus ,all the requirements put on us ,is making it harder and harder to manage costs,push us any harder and a lot will sell up! THEN WHAT?

why are good landlords treated like criminals?! we house people for the government. We need bigger tax breaks to invest in the properties,full support from the government. No vat on improvements and full write off finance costs agains tax. without us landlords,this government would be in the s***! and they know it. Lets change the term "Landlord" to "housing providers" that may help,I have never liked the use of the "Landlord" that belongs to the pub business!

No way will I ever take tenants on benefits,nothing, but trouble.! been there had that.trash your property,don't pay rent,council problems ,sub let and border on the criminal. would prefer to leave the place empty. Unless the government stops treating landlords like criminal,nothing will change.

I have paid tax from day one ! on my BTL properties. I am a good landlord and look after my tenants,yet this government treat me like a criminal ! with high taxes and numerous requirements,that single out Landlords,but leaving none Landlords who own their own homes alone.Yes energy ratings and electrical inspections are just as important to them too ! Then of course the government expecting Landlords to house people for FREE ! if the fail to pay rent. Government are morons.

I would have to put up rents to cover all costs,so the tenants will pay.This type of thing is just a money making robbing landlords thing.! Yes ok check out places first,to see if the property demands a licence,but don't tar all of the Landlords,with the same brush! I keep my properties in really good condition,if money I could use to maintain them is taken off me(via licence money) I will not be able to spend that on the property.

Landlords don't increase rents,government does ! Landlords have no option but to cover their costs,this is called business ! The government needs to stop bashing (good) landlords. They need to class all BTL as a business and allow all expenses,including rent and interest. They could abolish stamp duty,so landlords can supply and invest in more properties to house all the people this government can't ! wake up government support the good guys. I pay too much tax(I feel) from my own efforts,hard work,savings,giving up on holidays(not had one for over 30 years!) Am just waiting now for the next cost we all have and the next rent increase to cover it !!!!!!!!!!!!!!!!! We need in Landlord or two in government that understand the business. Unless you are LTD you are NOT classed as a business,time this was changed BORIS !!!!!!!!!!!!!!!

Have it written into the tenancy agreement. "By signing this agreement,you the tenant(s) agree that you have been supplied with a copy of this agreement,along with the Deposit certificate,gas certificate,how to rent information,plus new electrical cert. etc etc just add what you want. Simples This also acts as a check list for the landlord. It all common sense.

I have agreed to take less rent from one property and roll over the arrears to be paid back over upto 12 months. They wanted me to not require the arrears,I explained I could not afford to write off the arrears. My bank will not allow me to write off my mortgage,my maintenance company will not allow me to write off their contract,my insurance company will not give me free insurance,my contractors will not do free work plumber,electrician,fencer(yes jobs need doing)! why do people think Landlords are rich?!

I ran out of space and did not finish! after the offer of 70% I declined that and went back to using the deposit spread over 3 months what upsets me even more is they expect some repairs to a shower control which I will have to replace at probably £400 as it involves chopping tile etc Even though they have 3 toilets,3 hand basins a bath this is not a HMO I made it clear where does the money come from ? I do have several trees in my garden BUT NOT ONE IS A MONEY TREE ! I have just spent hundreds on painting ,roof repair,tap repair fence repairs etc I am sick of paying for tenants to live in my properties now and will get the hell out asap. YES LET THE GOVERNMENT HOUSE EVERYONE I HAVE HAD ENOUGH

At the moment I only have one BTL asking for help This is because two of four tenants are stuck in Poland on holiday (nice for some) I have not had a holiday for 30 years! So they wanted a 50% rent reduction.I just can't afford this,but wait there is more, THEY DON'T WANT TO EVER PAY ME THE ARREARS ! needless to say I can't do that. So I made an offer to reduce the rent for 3 months and USE up their deposit towards the rent each month.But no they still want their deposit.They now offer to pay 70% but never pay me the arrears

I will work with my tenants,but I worry having to wait for the back rent catching up . this means I still have to fund arrears,it is not just about the mortgage,what about other costs like insurance,maintenance,gas certificates and boiler services,repairs.etc I think the government have treated Landlords really badly(I am only talking about good landlords not those from hell) I am not rich(like everyone seems to think landlords are) I wanted a business(that is what it is) but not treated as one by the government. Time for changes,most landlords just want to provide homes and be treated fairly. God bless all and keep safe Paul

my fear is tenants will take the you know what ! the government need to make grants to tenants and pay the rent direct to the Landlords. Because getting back the unpaid rent will take time and in effect give tenants an interest free loan at the expense of the Landlord ! A simple solution is to have the tenants make a benefit claim for rent and it paid direct to Landlords.

I would help my tenants,but this must be backed up by mortgage holiday too and a relax on maintenance and other costs,How can landlords cover their costs ???????????? when no rent is paid.? I appreciate the deposit can be a problem. But why is it a landlord problem !? Landlords are blamed for everything it seems ! If landlords had better protection against damages and unpaid rent and were treated better by government then perhaps things could change.

Because of "Landlords from hell" All good landlords are being punished and treated the same as them. All extra costs Landlords face are passed on to tenants,as we have no choice. We are not treated as a business,when we should be.After all that's what BTL is ! I am thinking of getting out,what with all the nonsense going on,the tax treatment etc Then see how this government manages to house everyone!

I am sticking with my 4 BTL's I am still a standard rate tax payer and have not seen any changes for me. I have set my rents and am happy with them Any costs the government put on me are passed on to tenants,for example when electric testing comes in,will be passed on. This government should reward good landlords(who have paid tax from day one) and keep their properties in a good state,with incentives and allowances to keep the properties available to rent. Landlords from hell should be shut down now and a stop to taring all landlords with the same brush! I know I am a good landlord and attend to any problem right away ! my tenants love me and I do them.

This will bankrupt landlords. Think about it ! mortgage rates go up,costs go up to service a property,maintenance costs go up. Rents frozen !!!!!!!!!!!!!!!!!Landlord can't absorb the costs,can't evict = bankrupt. Property taken back by banks = tenants out on streets !!!!!!!!!!!!! My answer to section 21 ending = stop paying your mortgage,force a sale! mad I know
