I always advise to turn off mains water as well, even if go on holiday especially if theres a water tank in the loft. Ive Seen the aftermath of many flats & houses after water damage and they take months to dry out!

Agreed I keep applying to get green grant for wall insulation one of my properties a Victorian end terrace (as it F rated)even with UPVC double glazing! so it’s been empty. the green grant got pulled and house now on the market. I’ll sell off the rest of my portfolio sooner rather than later :0(

How wonderful in an ideal world ! I’ve been unable to get Green Deal funding twice now as the system couldn’t cope with demand.So on my small rental portfolio I have an empty end terrace house as it isn’t energy efficient enough to rent out via AST legally…( I applied for wall insulation last time, before Goverment pulled funding I even tried to sell it to council / housing association but it needed too much work even though it’s been fully double glazed decorated etc etc. :0(

More Private LL bashing! And Bias towards tenants. Perhaps Private landlords should boycott The Nationwide Building Society? I am a member, :0( .I’ve decided to start selling my BTL portfolio before I retire And start another business, because AST rentals with all the regulations and licenses etc no longer provide adequate reward for the hard work and stress involved.

Correct, tenant wants clean flat when move in when they move out they don’t think it should be left cleaned. After many years Of self managing a small portfolio of 2 bed properties, I found that tenants think cleaning= clearing!( removing possessions) . I now tell them At least twice before check out if it’s not cleaned or if they don’t have time etc they can opt to pay for the cleaner and also make it clear the cost of a oven clean. The oven is usually worst of course! Rarely do I have to make deductions from deposits.

I’m a long term landlord. He is not a genuine hardship case. He is good example of a tenant taking advantage. I feel sorry for the many tenants who are genuine cases in need of rent breaks. In my experience it is better to get rid of unreliable tenants ASAP as they don’t tend to improve! Unfortunately being a landlord now is a mugs game, I plan to sell up before I retire! Not sure what will happen in the future when there’s no private landlords to the tenants who won’t be accepted by social sector or build to rent / Corporate Landlords.?

I have a newbie tenant who is now in rent arrears , he hasn’t made his 6th month rent payment. He is a well paid civil engineer he is a permanent employee, no kids etc . He asked a day before his rent was due ;to pay a month late , I explained the difficulty getting a mortgage holiday. He claimed he only got half his salary but later admitted to getting 80% BUT still hasn’t paid his rent not even a small contribution so I have told him I am considering activating the break clause to end the tenancy early. He will realise he’s been a fool for playing me as a fool when he had to to move his many possessions out of my lovely luxury flat sooner rather than later.

Don’t follow this advice if you have a leasehold property! It could cost you hundreds and maybe thousands of pounds if you make a mistake with new floor coverings. Yes laminate looks nicer and gives impression of space in flats but don’t forget to check your lease clause on leasehold properties especially older leases ; this article has totally overlooked this fact as it hasn’t been mentioned it is very important. In the past time as newbie landlord I purchased my first flat which a lovely large 1930’s flat with stripped wood floors but I was forced to have fully fitted carpet it by the managing agents cost me almost £2,000.

I’m self managing small portfolio landlord and it’s really hitting me hard as I’m in a licence area as well, Iuckily I started selling 4 years ago. I currently have a small Victorian property for sale as I can’t improve the energy efficiency enough to rent it! I’m a qualified procurement professional so have cut costs as much as possible to provide my tenants a good service but with the increasingly heavy tax and regulation burden the only option is to sell off what property I’ve got left. It will be the tenants that will suffer as it won’t be long before there will only be corporate landlords left to offer long term rentals who will then price control the market.
