I do wonder how much mould is caused by fire doors. They obviously severely restrict the flow of air around a property

@edwinMorris time you stopped believing the Daily Mail. Illegal immigrants are held in detention centres not BnBs. If they're in a BmB they're most likely people who have fallen on hard times, housed by councils who don't have sufficient social housing or extremely legal asylum seekers.

It's all very simple. 1. Create a rental property that you'd be happy to live in (even better try living in it for a while before first renting it out). 2. Treat tenants as you'd want to be treated.

The northeast might be the happiest but 52% happy with their landlord is a very poor number. I aim for 100% of my tenants to be happy. In my other business, any firm getting less than a 95% satisfaction rating would be deemed a failure. Really this article should be retitled "Majority of landlords don't give a toss about their tenants"

Firstly your article is incorrect, the punishment for failing to do a "right to rent" check is up to 5 years imprisonment. Secondly with over 400 acceptable documents, even with training it's a nightmare. I have 4 Malaysian Students all studying the same course at the same university and all four of them have different (but valid) immigration paperwork, so it's hardly surprising that some landlords will take the safe and easy route (UK passports only).

Couldn't agree more. I have NEVER charged any of my tenants any of these "fees" that letting agencies seem to conjure up out of the ether. No other business passes these costs on directly to their customers - it's a cost of doing business, can be claimed against tax and shouldn't be passed on directly to the tenant. It only makes the lettings industry look more charlatan. Can you imagine to furore if a trade suppliers said to you "you want to do business with us, then it will cost £400 for a contract to be drawn up (which is the same as all our other customers, just with their name tippexed out and yours written in), then I need to charge you £80 to take a photocopy of your ID and another £100 to take a reference" - they wouldn't stay in business very long.

I'd be interested in how they selected the participants for the survey. Last night's landlord webinar, with over 100 (professional) landlords, none were thinking of leaving the sector. Maybe it's just the "get rich quick, don't give a toss about tenants" that are thinking of leaving, which will benefit everyone.

"We only take enforcement action against rogue landlords as a last resort,” said a council spokesman. Once the Landlord has been identified as rogue, enforcement should be much higher on the agenda. What I don't understand is why the confiscated amount ends up being shared between the court, the government and the council. If it all went to the council and was ring fenced to deal with housing issues (of any kind), there'd be more incentive to prosecute bad landlords, which would benefit everyone.

@Steve Willett - you've presumably never lived in shared accommodation. Often Students are unknown to each other before the house share and have no idea what the others get up to in their personal lives. As for reporting him, are you telling me that you've reported every single person you've ever met that may have broken the law ? Personally I think this is what gives landlord's a bad name. An ethical landlord, in such tragic circumstances, would simply make a claim for the amount he was out of pocket (i.e interest on any loan), not the rent, which includes an amount of profit.
