I got a call yesterday, said it was in response to my housing issues...I asked what issues these were and she replied it was about the damp and mould in my home! Of course it was one of those urging you to go after your landlord for compensation! This is the new PPI. When i said she was welcome to send round a team of builders at their expense to tackle any 'issues' I have in my owner occupied home surprisingly she hung up!

Nick, not to mention all the new build to rent blocks by Quintain that were built in the redevelopment around the stadium. Wouldnt want to upset them with licensing costs😉

The council managed the Grenfell block but some flats were privately owned through Right to Buy. My point is that all councils and housing associations appear to have a number of their properties that are badly maintained. I find it ironic that councils are rushing to licence landlords, claiming it's to protect tenants, when their own properties are so dire. Therefore, if a privately owned flat in Grenfell were licensed, what good would it have done? No, not suggesting something as daft as councils licensing themselves, how could that work?? I'm simply saying they can't manage and maintain their own housing stock.

Grenfell Tower is in the Royal Borough of Kensington & Chelsea! I'm sure licensing would have helped protect the tenants there that rented privately....

I don't know what Chris's solution is but what some tax advisors advocate is setting up a limited company and transferring the beneficial interest of the properties to the company. That way you keep the title deeds and mortgages in your personal name. I wouldn't pay the tens of thousands that some companies ask for this advice/service. A competent solicitor who is perhaps 'into' property should do it for far less! We paid tens of thousands for another way of putting all our properties into a limited company - this was before I knew about the above!

I bet the landlord had no idea so many people were living there. Quite common for tenants to overcrowd to save money. £2,000 divided by 11 tenants equals a rent of £181.81 pm, ridiculously cheap and obviously a way for those coming to London to make money from working (probably not registered to pay tax or NI either). I can't think of any landlord who would let to that amount of people for such a paltry sum, but as usual the landlord will take the blame!

Sadly only a temporary reprieve until Labour get in at the next election. I was poised to send out section 21 notices as I won't stay in the PRS. Have already sold three properties in last 9 months as tenants moved. Can't run a business with such uncertainty and effectively the loss of our property.

Base rates have risen hugely in the US and the European Central Bank. This of course has an effect on our interest rates. In March the Fed raised rates to 5% and the ECB raised rates to 3.5% on 22 March. BofE raised our rates to 4.25% on 23rd March. If we didn't raise our rates it would affect our balance of payments and drive money/investment away from the UK towards higher returns in other countries. This is an international problem and can't really be laid at the door of that unfortunate budget!

You're right in that the council should refuse to house someone whose actions have led to them being made homeless, that is evidenced by eviction on the grounds of ASB or arrears. However, the council has a duty to house those with children, so these tenants can act with impunity knowing they'll be rehoused and provided with everything they need!

Well I've certainly been selling up! Two London family houses sold this year and a further 3 bed flat under offer. Can't wait to get rid of the rest as completely had enough! You can't make a business plan when the government keeps moving the goalposts. Used to have four properties in Glasgow until it was made untenable to be a Scottish landlord. Now the same in England in my opinion.

This is the strangest selection of comments all designed to attack me and deflect when I called out prejudice, bigotry and racism. What riles you about me being a highly successful, money making landlord ? Yes, I do manage my portfolio very well thank you. What on earth you mean by if we were all managers there would be no landlords is nonsensical - to be a successful landlord you require a raft of skills thereby managing the portfolio!

Having been a successful landlord for over 20 years in London and the South East, I wonder why you'd think I wouldn't have a hope....on what do you base this? Had 22 properties before I began selling! I even often self manage, have bought at auction, developed am a director of a block.

So am I meant to say that if course you're right, if you have a non English surname you are automatically a rogue landlord, and if I don't I'm woke. Again, pre-judging or prejudice, that you extrapolate from one thing to totally judge me as a person. Exactly the same thing as judging someone with a 'foreign ' surname. Exactly the same reason that many Jewish people anglicised their names - we all know what the Nazis did with their prejudice. Have we learned nothing!

I understand what you say Robert and like yourself, I'm totally fed up with the cancel culture that denies free speech and the voicing of opinions. However, let's have open discussions on the facts in hand rather than indulge in what, quite frankly, appears to be racism and benefits no one. I'm far from being woke, and am in agreement with the majority of the comments on Landlord today, as I'm just as tired of the continual landlord bashing as everyone else. Hence properties have been sold/are on the market. So I'm not woke, just in favour of being fair and assessing facts rather than literally 'pre-judging' based on someone's name, ie prejudice. I don't think that's helpful to anyone. Just my opinion.

Surely this is fantastic news! The real misery will begin if Labour comes to power. Expect eviction bans and rent controls. Not even social housing operates those. In fact, the most evictions come from the social sector, but the woke brigade forgets to mention that fact! I'm just glad of the reprieve to sell some more of the portfolio.

Grumpy Doug, the amount raised is actually £35 million....50,000 properties times £700 ! This equates to £7 million per annum for the council to spend on extra employees etc. Methinks the council is after a huge profit. If they were truly interested in improving the housing stock on offer to tenants then perhaps more improvement grants should be offered to landlords, who are facing ruin given government policies!

Andy, I agree that RTB was a great idea. Not only did it lessen the burden on the taxpayer but it turned the new homeowner into someone invested in society rather than a dependent on the state. Personally, I think one of the biggest problems we currently have is that of the entitled tenant and those that think that everything should be provided for them.

Well said. We used to have 4 properties in Scotland but sold them all when the equivalent of S21 went. We are now selling off the English part of our portfolio with 1 sold, 2 on the market and the rest as become vacant. As legislation keeps changing, I don't see how any long term business decisions can possibly be made. You can't run a business in this hostile climate...oh, but of course, LLs don't run businesses, we are investors!

I own an ex-council flat which is rented out in London. The person I bought it from made a fortune as he'd bought from the council via Right to Buy. I'm renting it out to a family on LHA who were nominated by the council. In all this, the beneficiary is the ex-council tenant who purchased, the lower is the council. However, that same flat is housing a family, so is not 'lost'. I asked the council if they wanted to buy it back (we're currently selling up our portfolio). As they'd sold off the block to Clarion they weren't interested! So even the councils are selling up!!

We can actually work out what the figures are Michael, as it claims Hillingdon is the second worst Borough in the country for 'facing homelessness ' (so presumably not actually evicted) at a rate of 29 in every 1000. This is a huge rate of....0.029!!! Hardly worth talking about!

You don't need a metal box as long as the correct RCD protection is in place. I fell victim to paying for a new fuse box and when it came to using a different firm in a different area I was advised of this! This is a way of making you pay for unnecessary work!

I agree. We found new tenants for a flat of ours then decided it's better to leave it empty for now as we already have one tenant in massive arrears on another house and are awaiting baliffs to resume.

They don't want the risk as tenants take a rent holiday and landlords have no income. When the mortgage is in default what is the point of repossession as there's no market to sell the property to recoup the debt.

You are more likely to receive rent via LHA if receiving a direct payment than from a tenant who has lost their job or is on statutory sick pay.

Have been with the RLA for about 8 years and was not going to renew. Number of reasons - was given the wrong advice about evicting a tenant. On using The Landlord Group to carry out the eviction process, I discovered the wrong advice given. I have also taken their insurance once - a disaster that resulted in going to the Ombudsman to resolve and getting financial compensation. They will sell anything even if it doesn't actually match your needs! When I wrote to the RLA about their endorsed insurance providers they didn't bother replying. Have had a problem with them taking a direct debit for SAL, the Scottish Association of Landlords, even though I have sold my 4 Scottish properties now. Took from April til August before they even returned my email! I have just cancelled all direct debits to them. Was going to join the NLA when my membership expired. Let's hope they up their game when joined or I'll be quitting the lot!
