100% WL. It's not possible for the amount of people claiming they can't work to be realistic yet the government allows this to happen and pays out day after day whilst we work hard to pay for it. The country is in a sad state and the trend seems to be worklessness....and nothing is being done about it. It's hard to believe it's being allowed and makes you wonder what the future holds for our youngsters. Yes, of course there are genuine cases but not nearly as many as are claiming with ease and who have nothing wrong with them.. Maybe I'll sell the lot, blow it on good times then simply lie back and let the state look after me.......then again...I doubt my ethics could ever allow me to go down that path. I've grafted all my life to get where I am and it seems the government are determined to take it all away. Hmmm...does anyone know a good .plan B.......?

Nothing to do with costs for me apart from getting ripped off with tax etc. I'm more pi**ed off with losing control of my properties. Eviction bans etc, restrictions on rent increases. I'm on my 3rd application in over a year to evict tenants from a certain property so that I can sell it here in Scotland. If I don't have total control of my hard earned investments then it's not a business I wish to invest in or remain in. I'm out! (Just as soon as they let me).

I'm not really interested in what's happening in London. I have no investments there. Here in Inverness there's a HUGE shortage of properties and I'm putting up all my rents from April... I wouldn't have bothered but after the long lived restrictions on rent increases etc here in Scotland I feel that I should now take every opportunity to increase the rents as much as humanly possible. Well done Scottish government!!! 👍 .

Do you know what?.... I'm at the point where I couldn't give a monkeys any more about the housing crisis etc. Once I sell my portfolio its not my concern. That may sound harsh but why should I care, the way I've been kicked around as a landlord in Scotland? I'm sorted, have my own home paid for by the years of graft I've put in. You're right Simon but I'm not letting the CGT stop me selling... My gut tells me that if I don't sell now... in the future it will be much worse for landlords and I'll be kicking myself for not selling when I had the chance. If it gets to the point where they're really struggling to house people they'll simply ban us from selling our own properties. Ludicrous as that seems... That's right Ken. I looked into this a few years ago and was told that I'd have to sell my portfolio to my Ltd Co at MARKET value, resulting in a huge capital gains bill so in the end I decided not to bother. The benefits of operating under a Ltd Co are dwindling like everything else in this country and I'm sure once there's enough landlords operating this way the government will step in and start to fleece them just the way they have with landlords operating outside this scheme at the moment. After all, they can do what they like, fair or unfair to landlords and it seems there's not a thing we can do about it. Hence, why I'm leaving the game, selling my portfolio and will probably NEVER take on a new tenancy again. Ciao!

I've been trying to evict tenants in one of my properties for a year now and the council have told them to stay put as they have nowhere for them. (Highland Council). I want to sell the property but the first tier tribunal crowd in Glasgow have rejected 2 claims so far.... I'm now on my 3rd application to evict. I'm looking forward to getting out of the game or at least reducing my portfolio to just a couple. Who needs the hassle?

What's wrong with some of you? Short term lets don't get more tax benefits than the PRS... They just get taxed normally like any other business... If you're not happy with the way you're taxed as a PRS landlords... Move some of your properties into the holiday let game, same as I did.. I agree that PRS landlords are taxed unfairly but don't be giving the landlords who have diversified a hard time. 👍

I feel your pain Rebecca. In Scotland it's a nightmare.. I've been knocked back 3 times when trying to evict tenants so that I can sell the house they're on. The law here fully l looks after the tenants and don't give a hoot about landlords, no matter how good they are... Based on my experience so far, I'm getting rid of the lot before it's too late.

Then I'll have to apply to the first tier tribunal in Glasgow who will go to great lengths to reject your application based on some small technicality. I've been trying almost a year now and house prices were good when I first applied... Who knows what the market will be like when and if I ever get my property back....it's a disgrace how landlords are treated considering they're shoring up an ever crumbling housing shortage.

No doubt the landlord had good reason to take such actions but of course that wouldnt get a mention. I've been trying to get one of my properties back so that I can sell it since last year and it's been knocked back 3 times by the first tier tribunal mob in Glasgow. No wonder landlords are selling up fast in Scotland... and because of my experience I'll be selling the rest as soon as I can.. Sorry, and good luck to my ex tenants in finding alternative affordable accommodation. Not my concern any more.

Landlords like every other"business" in the UK have had to increase rents to cover their increased overheads... It's not rocket science. It seems that landlords get it in the neck for doing the same as every other business out there. Do they want us to simply absorb the increases and supply housing at a loss to ourselves? It certainly seems so. I don't see the government's attacking supermarkets or fuel stations etc for doing the same thing!

Mine are all mortgage free and I'll be selling the lot. It's a nightmare here in Scotland actually getting tenants out though with the eviction ban . I've been trying for ages with one in particular and the court keeps blocking me on 'technicalities'.... 3 times my application to evict has been turned down. The shape of things to come I'm afraid. Pushing out landlords seems to be the objective at all costs. I still struggle to get my head around it sometimes. Are they going to have/build enough properties to house all the tenants who will be looking for replacement homes? I doubt it. It might be a case of when the idiots in power realise the massive blunder they've made, they'll ban the sales of all rental properties. We're halfway there in Scotland already. I looked into this a few years ago. I had a ltd company already and wanted to transfer my portfolio of rental properties into it. I was advised that I'd have to pay capital gains on the dozen or so properties I wished to transfer as it would be classed as a sale of the properties to the ltd company. I argued that I wanted to sell them cheaply to my ltd co to cut down on the capital gains but I was advised that the sale would have to go through at market value. Capital gains on the whole portfolio was going to cost a small fortune and not worth the cost for the advantages of having them in the ltd company. Going forward.......if I was going to buy more rental properties, I'd definitely consider putting them in a ltd company....but I will DEFINITELY NOT be buying any more or creating any new tenancies in the future....it's a mugs game in Scotland now.

Not sure about England but in The Highlands my properties qualify for 100%relief on business rates but you have to pay water rates, currently about£25 per month. And also a few quid for wheelie bin collection... Still a lot of quids £££ in. 👍

Quite right Peter. I've gone down the Airbnb route with a couple of mine and the rest will be sold. Much better returns in the STL side, full control of your property, more tax efficient of you have a mortgage and less capital gains when you sell. It's a good move as far as I'm concerned.... Meanwhile, luckily I have pretty good tenants (apart from one who I've been trying to evict since last year without success so I can sell) who are paying their rents.. It could be worse, they could all be non payers and I'd be stuck with them.... Scotland is a landlords nightmare at the moment... The councils are advising tenants to stay put as they have nowhere to house them and the first tier tribunal crowd in Glasgow are making it as awkward as possible for landlords to evict tenants even those on the old SATs. I'm mortgage free on all my rentals now but I'm still going to make an exit... I don't see things improving in the future... It seems that ridiculous legislation can be pulled out of a hat any time the government feels like it and landlords have to just suck it up.... That's not a business I want to be involved in any more... Apologies in advance tenants.... And best of luck in finding another home.

I'm fortunate as I've paid off all my mortgages apart from one which is a holiday let. I'll be paying it off in July from the proceeds of a flat which concludes next month. I feel sorry for those who are just managing to make ends meet and will really feel the effects of higher mortgage rates. I will never take another buy to let mortgage out. We've got all this going on in Scotland. I've just had my licence granted for a holiday let flat in Inverness town centre. Holiday letting is the way to go. Much more lucrative.£££ No legal wrangles trying to evict dodgy tenants. My property is looked after. Last year I made 4 x the rent I would have made on the PRS... What's not to like? 3 holiday lets would be the equivalent of 12 PRS properties.... And I can sell it whenever I like... 👍

The trouble wirhletting agents is they don't care how much a repair will cost and don't shop around for you. They simply use their 'in house' contractors, deduct the fee from your rent. Some even charge you for managing the repair..... What are we paying our fees for? I won't be re-letting any of my properties and currently manage them myself.

I foresee a situation down the line where half or more landlords have gotten out of the game so there are less PRS available, councils not building enough properties to cope with the ever increasing demand.. .... I've not been in the game as long as some of you, but in the 25 years or so that I have been, all I've seen is the situation getting steadily worse and worse... Already in Scotland we have bans on evictions, limits and bans on rent increases..., having to apply for a licence if you decide to go down the short term letting avenue... They have every corner covered... Im not staying/investing in a business where I give control of it over to others to run how they deem fit, or one where I'm taxed unfairly and differently to other businesses, having to jump throughly hoops on some ignorant tw*ts decision..... I've just had an offer of £156500 on a flat which was priced at offers over£150k. Very happy with that considering the last 2 that sold in the same area were around the £145k mark. I'm just happy to have kept the ball rolling in exiting this mad PRS in Scotland.

I've had the council advise tenants that they don't have to leave and that it will take months for the landlords to get them evicted (Scotland). Also they have asked the tenants for faults and problems at the property. No wonder I'm getting out of this sh*t show!!

It says its for English landlords but I'm sure Scotland will follow suit with something else just as stupid. We've already got the first tier tribunal lot here in Scotland who are BLATANTLY on the side of the tenant.. I know from personal experience. They will reject your application (after a 3 month or so period) to evict if you forget to cross a t or dot an i. Their standard response if you phone them and ask a question is " you'll have to seek legal advice" or "we're not allowed to advise". You get no help in finding which forms you need to fill in, timescales between sending off forms etc..... It feels like it's designed to catch landlords out on technicalities. I lost over £6k in rent due to their slow, bumbling, biased methods. No wonder I'm selling my portfolio... I've had enough of all the BS. I fee sorry l for my tenants having to find another home but I'm happy to add to the housing problems created by the government... Let them sort it out... Or not... It's not my problem. I'll be screwed over with capital gains but it's better to exit now with something in your pocket than later with nothing. Compulsory purchases will be next... (just my personal opinion)

With the eviction ban and a possible extension beyond September.. who knows when I'll get my property back... Am I worried about EPC ratings....? Ha ha... Not a bit. I tried to build my own pension with 12 properties but now I'm selling up due to the constant kicking we landlords get and getting hit with capital gains etc...don't talk to me about pensions. At the end of the day we reap what we sow.... Some of us are prepared to put the graft in and some of us want it all handed to them on a plate. What a load of crap! I've NEVER had a potential tenant ask me about the EPC of a property. Most aren't interested. The EPC is a sham anyway and not an accurate record of how energy efficient a property is. Just another hair brained scheme to create revenue and cause more hassle for people. I looked into this... I'd have had to pay capital gains tax on each property I transferred into the Ltd Co at market value... You can't sell one cheap to yourself. It would have cost a fortune. Ltd Co route is fine for buying future properties but not for transferring existing properties into. They've got it all sewn up and now even the Ltd Co benefits are being eroded... They don't want you to have anything!!

I have a few short lets which were a result of the crap I've had to put up with as a PRS landlord. The reason I'm selling is all the hoops that have to be jumped through as a landlord, the costs and unfair taxes and finally losing control of my own investments. There is nothing they could do now to persuade me not to sell my portfolio, (2 sold already) even the threat of higher capital gains taxes etc......I'm out regardless! This lasts until March 23 with the possibility of another 2 x 6months bans. Unbelievable! It's all talk....nothing will change for landlords. It's not a good 'business' to be in any more, hence why I'm slowly selling off my portfolio. They don't even recognise us as a business, we're an investment apparently and we exist to be unfairly taxed. I've just paid 28% on the sale of a property after years of paying tax on the income it generated , win win for HMRC every time! It gets worse month after month. More red tape, more hoops to be jumped through, more rights to tenants and less to landlords, more companies setting up no win no fee 'claim against your landlord' schemes....it's a freaking joke! Enough is enough....I'm out!

I've got 2 Short term lets. (Airbnb) and will continue the trend selling off the other PRS in my portfolio. You can't blame landlords for going down that route when you consider the sh** they have to swallow as a PRS landlord. In finding the short term lets much more lucrative, I have total control over them, theyre more tax efficient as the mortgage interest is fully deductible, I get the full 40% unlike the 20% on the PRS properties. The holiday lets are recognised as a business whereas the PRS properties are only recognised as an investment. Its short term all the way for me and I'm slowly dumping the PRS ones.

I'm not devastated.. I've started selling off my portfolio... Why would I want to continue trying to make an honest living in a cesspit when there are other less stressful ways to a earn a crust. It's my tenants I feel sorry for but I'm thinking of number 1 and getting out before they think of taking landlords rights away to sell their own properties... Nothing would surprise me anymore!!

I've started the sell of now and I don't think I'll even wait for the 'one a year' process to max out on the £12k tax relief. Properties are selling well up North (Inverness) and I think I'll just keep selling while prices are good as I feel it will outweigh the pitiful 'one a year' tax relief, my accountant agrees.

Couldn't agree more Max. They don't know what hard work is. I've got a couple of holiday lets and the rest are residential lets. I sold one a couple of years ago and I'm selling another one which goes on the market today.. This will be followed by the rest of them. I've had enough of doing all the hard work, investing my hard earned money only to be kicked in the teeth at every opportunity by HMRC and activists galore. A dozen rental properties will be sold as a result of this. That's just my portfolio...I'm sure that there are many other landlords planning to sell up as a result of all this. The poor helpless tenants and the cruel heartless landlords. They conveniently forget that landlords are running a business funded by their own hard earned and borrowed money (even though HMRC don't recognise this) and they expiect us to act like a charity. I love Airbnb. Have transferred 2 of my properties into holiday lets and never looked back. A good example....today I got a 4 night booking which will show £445 in my bank after fees...I'd get around £630 - £650 per month renting it out as a residential..,.OK I have overheads but it makes perfect financial sense to me. No problems chasing rents either..

Thanks Caroline but in my experience, other investors tend to want to buy cheaply. That's fine if you're desperate to sell, and your property isn't moving but up here in the Highlands (Inverness) the market is currently quite buoyant and things tend to sell fairly quickly at the moment.

Holiday lets are the way I'm headed. Much less hassle and your mortgage interest is used fully against tax at your current rate... I'm 40% so what's not to like compared to the measly 20% I get on my private rental properties and no hassle with payments or waiting ages to remove problem/non paying tenants. I have converted 2 to holiday lets and so far so good. 👍

£3260...sounds like a win win situation when you consider how much arrears non paying tenants can build up quickly.. My last one owed me over £6k, which I had to write off. I have one currently on 6 months notice as i wish to sell and guess what.... They have stopped paying rent.. Currently owing over £2k and growing by the day... The £3250 route sounds like quite a good option because once the 6 months notice is up, the tenant will be advised by the council to stay where they are as there are no rental properties available. Meanwhile, Muggins here is forced to provide a rent free property whilst still having to pay the mortgage, insurance, landlord registration fees, etc etc etc. No wonder I'm selling all my properties.. Enough is enough.

100% Correct Dominic. I have 12 properties. I have sold one, I'm selling another once the tenants notice is up in March and the rest will follow year by year. I converted 2 of them into holiday lets but it seems that landlords are kicked where it hurts no matter which way they turn. We're not treated as legitimate businesses, taxed unfairly and it seems we have very few rights when attempting to gain possession of our properties and try to protect our investments when tenants don't pay their rents etc, quite the opposite; we are treated like scum. Why would I want to continue in such a one sided business? I'm pulling out and it feels good just knowing that. Enough is enough. Time to find somewhere else to invest my hard earned cash.

I'm making much more money than I would have made using these properties as residentials and I've no worries about getting rid of bad tenants. Will I be re-letting any of my properties as residential lets once a tenant leaves?.... Absolutely not!!! Short term holiday lets are the way forward for me. If I'd been treated as a legitimate business as a residential landlord and not been made to jump through countless hoops I would have happily carried on supplying rental properties. I built up my portfolio from the sweat of my back and focusing and saving for the next deposit to invest in the next prroperty.....it CAN be done. I looked into renting a property to the council in Inverness....not only were they offering WELL below market rent, they also said if the boiler etc were to breakdown they would be looking to me to arrange repairs!! Also the property would have to meet their criteria prior to them signing a lease...That wasn't a concern for me as my properties are kept to a good standard anyway but I walked away sharpish from them...It seems to be all take, take , take from landlords...enough is enough!

Nothing wrong with AirBnb. I'm in Scotland . It works very well for me. Who can blame landlords for trying to escape from the nightmare world of long term renting when tenants have all the rights, and will take full advantage of them? Landlords are treated like scum by the government, no help when attempting to evict non payers etc, in fact, as far as I can see they put obstacle after obstacle in your way. We're also taxed differently to everyone else in the country. Not recognised as a legitimate business yet taxed more than anyone else. I've been a landlord for over 20 years now. and have 12 properties, 2 of which are legitimate AirBnb/holiday lets.....less hassle, more profit, property is maintained , I can sell it when/if I want with no lengthy notice periods etc. I've had enough of long term lets and will be selling the portfolio one by one. Enough is enough.

You're 100% correct there. It feels like landlords are treated like a charity and a subsidy to the lack of rental properties. There's plenty of support for tenants (good AND bad) and Sweet F A for good landlords We're not really recognised as a business and are taxed differently and more than other businesses...if they are trying to make us throw the towel in they are doing a great job. I'm downsizing big style after the lockdown...it's too much hassle....time for a change of direction...maybe commercial property...at least it's treated like a proper business....at the moment!

Landlords are being shat on from a great height and this is unlikely to change....I have a dozen rental properties and have decided that I will sell one or two a year until they're all gone (first one was sold last year)...I've had enough! I'm out!!! Time to invest in something which is taxed fairly like other businesses.
