You can join Currys business section as a Landlord. Then you get free next day delivery and free disposal of old appliances. You need to go in-store to order and ask for their business advisor, can't order on-line. This is different to Currys Business website. Have been doing this for over 20 years. I agree the 5 year warranty is good, especially for washing machines in a student house (which we sold last year - thank goodness).

The main reason that I'm quitting is the abolishment of Section 21. I would never serve a Section 21 on good, rent-paying tenants. Its the ones that don't pay their rent and wreck the property that need to go. Its my property and I decide who lives there.

Tenants with children and on benefits can apply but it'll be a waste of their time. I will still take tenants who are more suited to the property and have a sufficiently high income to meet referencing.

I have supported my tenants over the last 3 years by not putting up rents. But the minute there is a rent freeze, they would all go up significantly to market value. Then who would be the losers? The tenants.

One has to be aware of the 'sexual orientation' of any couple - straight or gay. Once they start moving a friend or two in, your property could easily become a HMO without you realising it. Therefore its necessary to ask questions at the start of the tenancy. Its not any form of discrimination.

Generation Rent says "49 per cent of private renters have experienced damp and mould in their rental property". Probably that's because 48.99% of renters don't understand correct heating and ventilation. Sounds as if they don't know how to open a window. And, in probably 99% of damp and mould cases, the cause in the way the tenants live and nothing to do with the property.

Students don't understand the words 'adequate heating' and 'sufficient ventilation', coupled with their insistence on drying clothes indoors and on the radiators. That's why they get condensation and then mould. Its nothing to do with the house being shoddy. When the same property is let to 'normal' professional tenants, these 'problems' don't exist.

One of our flat's superior lease specifies a tenancy of not less than 6 months and no more than 12 months. The Managing Agent can then charge their Letting Fee of £100 annually.

I only have local properties now so no need to use agents. Hence conduct viewings myself and able to choose my tenants. We do our own maintenance as well. Has worked very well for the last 5 years and saves a lot of money. However, I agree, best to use local independent agents where you can establish a good working relationship. Avoid the large nationals at all costs.

“Visit your property as soon as you know that your current tenants are planning to move out, and inspect for anything that needs fixing or replacing". Make sure that you have a clause in your Tenancy Agreement allowing viewings in the last one/two months of the tenancy. If tenants don't agree to viewings/inspections before they move out, there is nothing much that you can do about it - even though it is in the tenancy agreement. That is a good reason for establishing a good relationship with your tenants!

Robert Rinder has 'adjudicated' some tenant/landlord cases on his TV program but I've felt that he has little understanding of the PRS generally. Landlords don't evict good tenants - those that pay their rent on time and look after the property. Its only those who owe £1000's in rent arrears and trash the property that get served with a Section 21 notice. Don't forget its the Landlord's property, their investment and they should be able to decide who lives there. Allow the banning of DHSS and pets if necessary.

Students are still receiving their loans. There are many funds, including Government ones, that are available for students with financial difficulties. Their student accommodation is still available for them to live in. They have signed fixed term Assured Shorthold Tenancies that are legally-binding contracts. On the other hand, I am a Pensioner receiving a basic state pension. I rely on the rent from my student house to pay for food and heating. During the pandemic, there has been no help for either Landlords or Pensioners.

Yes, I have just posted comments on GLIDE. Its simple - AVOID, AVOID at all costs. I've had student tenants in tears after they realise how much extra they've paid after using GLIDE.

I notice the name GLIDE in this report. This is a company to be avoided at all costs. They 'manage' all the bills for the tenants and get the tenants to each set up a monthly debit. The tenants end of paying double what they would do by dealing with the suppliers directly as GLIDE charge a monthly admin fee as well. A lot of Letting Agents promote GLIDE as Glide pay the Letting Agents a large commission for each 'customer' they get.

I also take photos of the meter readings on tenant changeover. On one occasion, after student tenants moved out, I gave the supplier the meter readings only to find that the tenants had already done it but knocked 400 units off the electricity. It went to dispute. The tenants didn't have a leg to stand on as the supplier agreed that an empty house couldn't use that amount of electricity in one day even if all the lights and heating were left on! Its always best to try to take the meter reading with the tenant at both check in and check out.

If the tenants don't pay their rent, how can the landlord afford to pay for repairs? How about a breathing space for doing their repairs i.e. leaving the tenants without heating or hot water in an electrically unsafe property? Seems fair to me!

The Government's guidance states “A landlord would not be in breach of the duty to comply with a REMEDIAL NOTICE if the landlord can show they have taken all reasonable steps to comply.” This assumes that the EICR has been carried out. I have 2 tenants who are flatly refusing to allow electricians in the property to do the EICR in the first place. Am I covered if the Local Authority choose to fine me?

That's the first time that at I can remember that Martin Lewis has talked rubbish. He should put his energies into campaigning for the Government to give loans to tenants who are in rent arrears. How does he think that landlords can pay their mortgages, and service charges and ground rent on managed flats etc? In my case the rent is a supplement to my basic state pension to put food on the table and pay for heating.

You don't say what kind of Tenancy Agreement you have. Has it been extended on an annual basis or is it on periodic? You will need an Electrical Safety Certificate by 31 March 2021. I would think about it earlier rather than later because in my experience electricians are quite busy. And if the property gets an 'unsatisfactory' status you will have only 28 days to rectify the issues.

I couldn't agree more. I am one of those pensioners relying entirely on rent money to put food on the table. I have managed OK to date thanks to the furlough scheme but my tenants are being made redundant now . The Government needs to step in and give loans to tenants. Landlords cannot support them.

And how do you think that landlords can afford to pay their mortgages if tenants don't pay their rents? We are not charities but normal people trying to put food on the table for their families. The Government should give loans (directly to the landlord) for the tenants to pay their rent otherwise landlords will sell up making the housing shortage worse.

Could you please let me know how I can add the following scenario that applies to me and many other Company Directors. I pay myself annually as an employee via PAYE at the Company's year end which is 31st March. Therefore according to HMRC I should be able to claim 80% of PAYE payment. However, with my Company year being end of March, my annual submission is made on 30th March i.e. later than 18th (was it?) March. Although HMRC have records for 26 years of me being an employee of my Company, I am not recognised as an employee in the 19/20 tax year. My single submission at the end of March has been agreed by HMRC. (NB. This is nothing to do with dividend payments - I can partly understand this as no NI/tax is paid on them.) Please help! Thank you.

Pity you can't give some advice for older landlords. Many fall into the over 65 age group and already find it difficult to manage before tenants wanting a rent holiday/reduction. And forget Age UK - a waste of time. They give you a list of supermarket opening hours but can't grasp the fact that you can't get there because you're shielding.

I think that you mean the pathetic whining tenants who think that they can live rent free at a landlord's expense. About 45% of private landlords own only one property and the rent is just sufficient to cover their expenses, let alone supplement their income or in my case, their measly basic state pension.

So it doesn't matter of a landlord can't afford to put food on the table if the rent isn't paid? I could say - 'No rent, No maintenance - you can go without water, electricity, gas including heating, hot water, a working washing machine, fridge/freezer, oven, hob because I can't afford the repair'. Wouldn't that go down well? Then the tenants would have something legitimate to complain about! Everyone's going through a difficult time - why do renters think that they are the exception?

If the students have been asked to move out 6 days before the end of their tenancy, then they should definitely get a rent reduction for these days. Every landlord should factor in a 'void' period for maintenance and cleaning etc between tenancies. We normally need the full 2 months of July and August for cleaning/maintenance for our students on a 10 month contract. But that DOES mean that we could not manage if the students did not pay their rent for the full contract.
