Totally agree with you Retired agent. My tenant after 15 months just sent a short email to my letting agents satiating " due to covid 19" I will not be able to pay rent today. In the future I will pay. Then he didn't even state why .I was willing to reduce the rent or set up a plan as I'm a renter in Rome myself. He blanked the agents asking not to be harrased or disturbed.Only postal notification. After 6 weeks of no communication wrote a letter saying he should be able to pay in July but not June so we will be 3 months in arrears .His on a periodic tenancy for which has 5 month left.He is also claiming mental health issues.I can honestly say that I have been throughout the tenancy a decent landlord. Renting in Rome I have to pay for everything including the service charges and the checks .Unfortunately I now have to resort to legal measures.

Actually just covid19 and his supposedly on going illness.I am residing in Rome Italy and that's why I paid for a so- called full management. All I was getting from them is I can't do anything. So I've contacted possession friend as my agents aren't that worried about me loosing money. Thanks for you help.

Your lucky I've got one who hasn't paid for three months and has very little communication with the letting agents I use.Plus he makes excuses for me to carry out the EPC which is overdue. This tenant is also on a periodic contract and has only 5 months left on tenancy. Now I have to resort to paying a repossession firm.

Excuse me we are not all greedy landlords I've let me property out through an agency because I'm renting myself and working in Italy.I haven't got the right side over here that tenants have back in the U.K.

I am a landlord and use an agency and not all landlords are greedy I rent my home out as I am living in Italy. The rent I receive pays my rent here and I am not working as an esl teacher now due to coved 19 but I still have to find my rent here. Therefore not everyone is a rich landlord and are also suffering.
