I visited 2 of my properties today and they both had the central heating on, i commented that it was rather warm and that i hadnt used my heating since march as its expensive to run,the reply was "if it gets too hot we open the front door"!. EPC?

My houses i let out are not a business,i have been told this by the government many times,its an investment according to the hmrc.its just a hobby according to the powers that be.so i will carry on treating it like a hobby.since the advent of epc not one of my tennants have mentioned EPC of any if the 10 properties in 25years.They wouldnt know what it was even if i explained it to them or stuck it to their forehead,what will they save anyway,all it means is ill slap the cost on their rent. I have sold one property last year,the one i got first in 98 and am know spending the well earned money,the rent i am not receiving on that house i have added to the other 9 houses divided equally and thats what i am going to do this year . So much for tennants saving money.its a great hobby .

Ray babies Not the right country im afraid,not even the right continent try Andorra where i winter or malta where i summer,sometimes some of my 22 tennants come and stay at these locations so i get double bubble ,i have never kept the rent refund,they either dont pay for the last month and go or i give back to them on their way out,this means they dont have to wait for a third party to give it them when it can be bothered,anyway must fly ive got to present a trophy at a down hill slalom,oh and ive never been to wales only to my apt on bondi beach,thats New South Wales....by the way your a year behind on this thread,25yrs behind in your head,tally ho Ray

As far as any knows i dont read about renting out my possessions,why would i,its a hobby NOT a business as i was told by the government when i tried to claim any covid grants and tax relief.so how can somebody tell me what to do with my possession ?i chose to not have a 100 inch tele or an i phone 97,ps72,i have neve been to a macky ds or the latest D reg car,never done coke or scratch cards.(i do like ale tho)so ill do what i want , epc,electric cert anyone can issue them,i agree with the gas stuff,i dont do dogs and have never taken a tennant to court of my 10 properties ,in 24yrs i have only had to 'evict' 2 tennants ,i have my own methods ,they left sharpish!if they owe rent they WILL and do pay.when my house in 1998 had 20k equity in it i bought another doer upper and sold it then bought 2 more and sold one more,i did this many times paid all taxes due until i had 10 paid for.All my tennants are happy the way i run my hobby .unlike some local authorities and housing associations who seem to be exempt ! Why

I dont put my rents up very often,usually when a new tennant is installed, but when i do want to increase the rent of a long standing tennant i just ask them to think what would be a fair increase based on other local rents,the last time i did this the tennant came back with twice the figure i had in mind,ha!

I dont take a 'Deposit',i take a cash payment equal to 2 months rent and inspect bank statements then after 4weeks living there the tennant then pays 1months rent by DD for the following 4wks .they get a tennancy agreement .no mention of a deposit,take it or leave it!they get rent back in cash when they leave if all ok

I provide a 24hr service as a plumber as most plumbers do,the advert says 24hr call out ,this means you will come out in the next 24hrs!truei am also a land lord and use the same policy

I live in the N.W in a pennine village i know all my tennants and families, we dont need all this red tape,it all works fine,London drives everthing like there is only THAT London and if an adsent landord in London doesnt behave we all pay for it!

Maybe they mean that complaints from LLs to the authority that the tennant is spending the HB on coke, scratchcards,phones,sky,gaming,pizzas, maybe this is not being recorded or acted upon!

Have missed something here,too ten most profitable places to rent a property out,wellLondon is top of the list!surly Armagh should be.700k would buy you 7 properties at 400pm,that's £2800pm rent ,London gets you a grand.so is the top of the pops upside down?

Quite right george dames.i have 7 properties in the NW.all my tenants choose to rent ,it suits them.When i read stuff that people think about 'll and tennants i get the feeling that a lot of this resentment to landlords is a that London genarated thing.

Yes there are costs and more to come!oh and when tried to get some kind of covid payment because the tennants decided they didn't need to pay the rent because someone suggested they did not need to .HMRC told me on my 3 attempts that it's not a buisness, although i do all the vetting letting and maintainace its an investment they tell me and investments can go up or down.so I'm ooot and have already sold one of my properties
