Until I am blue in the face, here is the solution. I sell to my tenants at market price 50% of my CGT goes to the government, 50% toward the deposit. The tenant repays the government over 10 years at zero interest.

The problem here is that the Tories want us all to incorporate our portfolios and generate an instant CGT windfall for them. They hate that all those unrealised gains will be available for future treasuries and have an agenda to make the tax burden too much to bear. They don't understand how the country works and are oblivious to the consequences of their stupid anti private landlord agenda. Trouble is, if we are the golden goose and are held responsible for sky high rents, will the next lot change anything? Of course not.

You pretend to know it all, but you are as clueless as the rest of the tenant loving tories. None of my tenants want for anything and yet Gove wants them homeless. Ask any of them what an EPC is or means and they have no idea. All they want is security of tenure and affordable rents. That's what they get until EPC measures have them all sleeping on the street.....in the cold.

So, I asked my EPC surveyor if he tested the walls to determine the depth and nature of internal cladding. No, he said they don't do penetrative tests but could examine any leftover materials to determine the properties. I asked him if there was any reason not to simply buy the thickest insulation board, break off a piece and hand it to him next time. That would work, he said. So, that, in a nutshell is EPC. Complete nonsense

Unless council housing is exempt from EPC targets I can't see this ever being applied as there is no money to fund the necessary work. It looks more like another scare tactic to flush private landlords out.

I honestly don't remember ever forcing a tenant in to a property and signing a rental contract against their will. To hear these activists rant on it's as if they blame the people offering accommodation for all the housing and financial issues caused by .... anybody but landlords.

Government policy is driven by those who make the most noise. All these rent alliances shout loudest but who actually are they? None of my tenants for sure. The idiots in parliament led by Gove are like sheep. Totally clueless, no concept of cause and effect and addicted to Twitter. They have destroyed the BTL sector and have no alternative policy in place. I fear for my tenants, life is about to get very uncomfortable for them.

Until this crazy law is gone I'm not renting my place out to anybody. My losses (after tax) will be marginal compared to the impact of another homeless person. We are governed by the truly stupid on the left and the right who never follow the consequences of their actions to help the loudest shouters to their logical conclusions. Study more that PPE you turnips.

Another victim is a prospective tenant. I have a vacant property available right now but I would sooner keep it that way than rent it to a stranger who can then stay rent free for 7 or 8 months ( because lead times will be insane at the court) and then leave. So sorry matey, you're not staying in my house.
