Last inspection of my property found mould in one of the bedrooms. It wasn't bad and the result of condensation. The illegal occupiers have tried to keep under the radar and neighbours reported the bedroom window was never seen open since they moved in. I bought the house off a friend who lived in it for 8 years and never had a mould problem in the time she owned it. Suggests it's tenant problem in this case.

I would be wary of anyone from abroad. My tenants were, they have money as they moved back to their homeland and bought property there. It's not worth me trying to pursue them for the £10k (and rising) unpaid rent and damages as they aren't in this country and probably don't intend coming back.

Ah misunderstood. I can't get the occupiers out, they aren't even the bloody tenants. Tenants moved abroad and left them with the key. They've been served a S8 and didn't leave so waiting for the courts now. Hoping that it might move more quickly as soon they will owe 9 months and it's my only income. Once they're gone I'm selling.

No other income now I'm not employed - I'm living off savings. My property was supposed to be my pension but without the money coming in how do they expect me to be able to live? I would love Mr Murphy to tell me that one. I'm a bit off state pension age yet but that's because the goalposts there have been changed. As soon as I get the freeloaders out I'm selling.

The stress of what is happening and the lack of rent (my pension now) is affecting me physically and mentally. The people living there are working but are taking full advantage of the situation. Despite their supposed poor knowledge of English they 'know their rights'. Why does Mr Murphy think they should be allowed to continue taking the mickey when my health is suffering because of it.

As soon as I get my occupier out I'm selling. The rental income on my property is/was my only income since redundancy. I can't claim UC as I have a property - yet my 'tenants' living rent free would possibly be entitled to claim. I'm not prepared to fund some lying s*** any more. This was a real smart property but it's now a tip. One less decent property will be available to rent in future.

Only my tenant has moved abroad and he has allowed someone else to live in my property - 6 months rent overdue. No point in pursuing CCJ.

If someone doesn't pay my business I don't do any more work for them. However tenants can still abuse the landlord by refusing to move out of the property and this is aided and abetted by the government. The only reason the UK population should help landlords is because they appear to be the only sector in having their hands tied and unable to do anything about non payment and abuse by tenants. They still have to continue to provide the service.

John Smith you are wrong and the one not understanding - residential landlords are not able to claim the 80% under the self employment scheme. Rents are investment income and not trading income. So no fraud to commit.
