About Me

I have been a Private Landlord for apx 10 years, I used to use the DPS system and do all the paperwork myself but due to the increased pressure put on Landlords to comply with the barrage of changes, some good for the Industry and some totally Irrelevant, I now use an Agent in order to keep up to date with all the legislation and paper trail changes to manage my Properties more effectively, by doing this I will hopefully not fall foul of the System that appears to want to slow down the growth of, slim line or Eradicate the Private Landlord Sector,

A good move, it will hopefully bring a lot more rooms to the rental market if home owners were unsure of allowing a room to be rented out and tenants could have more choice about where they live Peter

Its common knowledge that the market can be manipulated by campaigns like this, do not know a single Landlord who have or have had to drop their Rents in order to get their properties let, this sounds like a scaremongering tactic by the Government Peter

I am all for "a bad Landlord Database as long as it is Regulated Properly and complaints checked correctly and substantiated and as long as Sadiq Khan acknowledges that there is also a Big need for a BAD TENANT LIST as there are far more Bad Tenants than bad Landlords

I believe this Government knew that this Tax was going to be implemented a long time ago, way back when they first Started to allow people to take their Pensions Early to Invest elsewhere and that they Started the Rumours about how good and better it was and would be to Invest your low Income Badly performing Pension in the BTL PROPERTY MARKET which the Government just so happen to be attacking, I believe this was always part of the Governments Plan to raise extra Revenue and hit those that need it the most as well as those that can't fight back and therefore must pay these Disproportionatr Taxes. Charges need to be regulated and why are Agents that do not Publish their fees not being fined the maximum of £5000 ? what is the point of making LAWS if they are not upheld and implemented. This GOVERNMENT clearly needs money as it wastes it so easily and if it collected Revenue from this source it might leave the BTL market alone

I applaud the Housing Minister for this action but I do think he should have pointed out to Coynciks that they are actually breaking theLaw by telling people to Ignore the Courts decisions asking people to vacate on a certain date and are therefore Guilty of Getting people to break the law abs as such should be called as a third party and fined for their actions

I dought it Paul, I dont think this Puppet George Osborne realises the problems this Government is causing, as we as Landlords will get our money back by increasing Rents and I reckon a lot of Landlords will be giving property away to their children earlier to overcome the 7 yr rule thus the Chancellor will not get any more property on The Mkt for so called First Time Buyers who can not afford afford them anyway and also this means that the Government will have to wait many Years longer to get any extra CGT they were hoping for as children will keep them to fund their own lifestyle and build their own Portfollios

These Landlords have done nothing wrong, if they meet Legal requirements and are inspected, then what is the problem, these Landlords provide Independent living which is what we are told by the Government we are all entitled to, this problem was caused by the selling off of Social houses when the Right to buy came into being and as the councils wasted this revenue instead of renvesting it in Housing Stock, and these Landlords are simply supplying properties for people to live in

If Sadiq Khan wants to propose anything maybe he should think not about the 2 million Renters he is trying to get to vote for him with a bit of Blackmail is vote for me and I'll protect you but instead Propose a BAD TENANT LIST as there are far more bad Tensnts than Bad Landlords and as for a not for profit Estate Agency does he not realise that everything has z cost or maybe he will be an unpaid MAYOR I think not

The problem is a lot of Tenante do not help themselves, instead of looking for work they want everything now including large TVS, Alcohol, Cigarettes and mobile phones, they need to get there priorities right and Protect the ROOF over their heads first

I think a Crowd funding Group with Cherie Blair at the Helm should take this matter to Parliament and make it Illegal for Councils to make this Sttement because as Brian Kidman Stated Councils are asking Tenants to break and go against Court Orders therefore surely they are Compliant as much as the Tenants are, IPersonally have never been in this situation but I will give the first £100 if anyone starts or knows how to start such a Crowd funding Group, peterlassman818@hotmail.com

An admin charge for handling and organising work on our properties on behalf and with the landlords permission given prior to work bring commenced is correct at an agreed rate but without consent and not at competitive prices needs to be addressed as this could set a precedent for all Landlords

David Cox, (ARLA Managing Director) If we build more houses how will this help first time Buyers and stop people renting ? As the prices will not drop because there are more houses out there and as you said "Renters cannot afford to save at the end of each month" I do not believe that the SDR will push Landlords out of the market and reduce the number of rental properties with the exception of some first time BTL purchasers and these first time BTL purchasers will only be stopped from becoming BTL purchasers through the Incompetence of the Mortgage Brokers and Lenders, who seem not only to ACT for the Government to squeeze out BTL borrowers but are costing small time Landlords like me £100s of pounds in lost fees by selling us a Deal that gets started and then falls through due to either the Incompetence of Brokers not knowing all the Lenders Cruteria before taking our set up fees and carrying out Surveys that then become wasted or the Lenders change the Criteria and Brokers then refuse to find back lost fees both in Surveys and their "start up fees" saying it's the Lender who has changed their criteria and not told us, either way we get STUFFED, and in any case more houses being built that First time buyers still cannot afford to Buy due to low Wages and HIGHER Lending requirements by the Lenders will only cause these "New Builds" to fall into the hands of Existing Landlords like me who will take them on and cover the SDT with higher Rents and Capital Growth

This is also because the Govenrmentis acting with Lenders to try to stop Small BTL investors like myself, I have 7 properties yielding pax 15% after all bills but before TAx yet I am constantly getting knock and it's costing mr Hundresds of pounds in lost and wasted FEES because Brokers do either not know the Lending Criteria for the offer or Lenders are changing the criteria mid process, it is Disgusting clearly this Bovern,end favour Larger BTL companies one property was yielding 17 % after bills and was told my sums were wrong and the property would never get the rent I quoted, Yet it had tenants paying £975 already in it who wanted to stay on, total codswallop, have others had this Problem getting Mortgages Peter

It is absolutely appalling the hoops we are having to jump through to get BTL mortgages at the moment I wave wasted hundreds of pounds on applications only to be told that my rental does not meet the yield expected, IActually had one property they returned £975 for a mortgage of £380 pax and was told it would only achieve £925 even though the Tenants we already paying £975 and was still knocked BAck, The Government are clearly working with the Lenders to stop BTL eats at this time, have others had this problem, Peter

It's a Synicle way of looking at things but it's almost as if somebody somewhere is trying to stop lots of Landlords getting wealthier!! by attacking our Pockets and Orifits, Maybe there's a hidden agenda to attack people who are trying to better themselves and it's the turn if the Private Landlord and certain groups of people don't want Landlords to succeed and become more affluent, Or of course the obvious answer is the right one, That we as Private Landlords are making the Government look silly by doing what they cannot do, and that's House People and now the Powers that be are scared that we the Private Landlords will Start asking the Government to pay us Wages as well, just like the fools that sleep in Parlaimentary Sessions instead of Thinking and Voting to help this country like they should

How pathetic are the Council and the Government, they set a low fine limit of £1500 and expect us to applaud them when they realise their lever is futile and far too low to have any effect on so called Rogue Landlords, the power to fine higher for bad properties has been around for a long time the council need to grow Balls and weed out these Rogues by hitting them where it hurts, IN THE POCKET, IN THE POCKET, if i say it twice it might get heard,and sort the problem out and then Councils and the Government might stop attacking Private Landlords as a whole and accept that without us their system would fall to bits and come CRASHING around their Necks as they could not cope and would have no way of housing all the now Evicted Tenants if Private Landlords did not exist, they should Embrace us and stop kicking and picking on us

Well What are the Government worried about, if people do dump properties as they are saying then, They have won, HOUSES will be available for first time Buyers, which is what the keep banging on about, OH I forgot, people can't afford to buy Houses the Government keep saying, so maybe they want a property Crash so the Big Cats involved can buy more and expand their Empires. But what I don't understand is why the Government keep trying to blame the BTL sector of Landlords supplying houses for people to live in, as Ordinary Citizens have the opportunity to buy Houses just as BTL Landlords do, so why don't they? Maybe because most of the youngsters these days want to enjoy life and not be burdened with Mortgage Bills and they want to Spend Spend Spend which keeps the Economy going and also 1. The Council sold all their houses in line with the right to buy, A GOVERNMENT DECISION 2. The Councils do not build Houses any more A GOVERNMENT DECISION 3. Councils are still selling off their own properties when they fall into a bad condition as they can't afford to Repair them as theirBudgets keep getting cut A GOVERNMENT DECISION 4. This is an amazing couple, they have done what we all aspire to do, which is Be Successful. They deserve their payout and should enjoy their Retirement, though I dought they will sit still for long. Despite statements in the past regarding their decisions in the past about mass Evictions etc, and let's be honest, as a Landlord if the Rents don't get paid the Bills don't get paid and the Houses go, it shouldbe remembered that this couple built their Empire with their Business decisions and those decisions laid the Foundations for building their Business. Landlords need to move with the time whether Tenants are long standing or not, and if raising rents keeps the bills paid to cover Increases in Taxes and costs then it has to be, Landlords with good track records will keep Tenants who will wantto stay, often if it means paying a bit more, most Tenants will be aware of rises in Taxes and Stamp Duty costs, and those Landlords who are Sitting pretty will have worked hard to get sher they areand should not have to now subsidise New Lettings as that will not be Good Business Practise
