Is this about energy efficiency, or the running cost? As I don't understand how changing to night storage heaters is reducing their carbon footprint Why are you marked up for a gas combi heating system, but marked down on electric heating, when electric heating is 100% efficient? EPC is flawed

With punitive taxes, rising interest rates,and expensive legislation, Unless you are getting at least a 10% gross yield, its not worth it, property with a minimum energy rating of C has now become too expensive to invest in......I'm afraid as with Boris Johnson.....the party is over!

As property becomes more expensive the rental yields coupled with punitive taxes, high inflation makes property investment less attractive, let's face it if your yields are less than 7% it's just not worth it

The current EPC makes no sense, I got marked down because I had electric heating? The assessor said its more expensive to run than say a gas combi boiler, electric is 100% efficient so every KW you put in you get a KW back....unlike gas!, so it's not about energy efficiency its about the running cost.??? We all know much of our electricity is produced by renewable technologies and carbon fuels are becoming redundant so the epc as it stands is completely outdated and flawed!

More legislation and taxes= Higher rents plus....more landlords will sell up creating a shortage of property = higher rents...excellent news for tenants! Probably socialist councils with no concept of free market economics.....if.you don't like your property then move.....its not rocket science!

The last grant scheme required you to use a trustmark registered company, there was about three for the whole of the south west, so you couldn't even get a quote, and when you did it was ridiculously high because they had no competition then the government stopped the scheme!!!.......with the average cost being 15k A property × 11 it will cost me 165k ......I don't think so!!!

Can't help thinking that record low interest rates are the key to affordability, my generation of first time buyers remember mass repossessions with 16% interest rates, and with recent prolonged wage stagnation and record house prices fuelled by the government trying to massage a free market......just think what financial damage a 2% rise in interest rates could do to a FTB with a 200k mortgage, inflation is predicted to rise so stormy seas are ahead, let's hope private landlords havnt all sold up!

The key to this is mitigating the risk, insist on a guarantor who is a home owner, earns good money and has a good credit rating, Let the council house the high risk tenants, and after this covid crisis and 6 month notice......there will be hundreds of thousands of tenants that fit the high risk category

This will do one of two things rents will go up causing them to be unaffordable and will ultimately lead to evictions or landlords will sell their properties creating a shortage and this will ultimately push rents up......either way this scheme will not help tenants??, I believe in the free market if a tenant feels they are not getting good value then they should report the landlord or find a better property.....most of the tenants that are trapped in substandard properties are the bad ones....
