I can't believe this article - "24% - of landlords in the East of England – more than any other region – said they had no plans to leave the market". SO 76% OF LANDLORDS HAVE PLANS TO LEAVE THE MARKET!!!

It is right that agents should be able to charge the reasonable costs of preparing documentation and tenant checks. However, some agents are taking the p*** and giving the responsible agents a bad name, exactly as has happened with landlords where the actions of a few 'rogue' landlords have been used by the media to smear the reputation of reputable and conscientious landlords. My son is currently being charged £720 by Urban Spaces (a subsidiary of Countrywide I believe) for a 'Tenancy Arrangement Fee', which is absolutely outrageous and must be making them a profit of about £500!

Exactly our experience. We are having to consider rent increases and also to start the process to evict some tenants to allow us to sell properties where we will almost certainly be paying more tax than rent received. The Stamp Duty changes, the grossly unfair restriction on tax relief, and the intrusive and wholly unrealistic assumptions being imposed by building societies to restrict lending, is making the sector unworkable for the majority of private landlords. Most are professional in how they run their portfolios, with good relationship with tenants and high quality properties, but they are being forced out of the market. The result will be less homes available to rent and higher rents for those that are available, and the destruction of the pension strategies of many investors - all-in-all, a disastrous and ill-thought out strategy devised by a Chancellor who saw a quick political 'win' without understanding the consequences. Hopefully, Philip Hammond will see what is happening and reverse it!

A sensible, thought out approach from the TaxPayers' Alliance. Hopefully, the new Chancellor will see the sense of their research and take action on the ill-conceived and politically-motivated attack on private landlords instigated by the previous, unlamented Chancellor

I think Osborne's agenda was also political. Landlords are and have been an easy target for vitriol from the press and therefore are seen as 'evil and money-grabbing' by some of the electorate. I think his attach was partially motivated by this rather without realising how many landlords there really are.

I would have expected a more responsible headline from Landlord Today - what a shower!! "Soar"? Really?! So net of inflation, real rents in the East of England have increased by £25 pcm, in the West Midlands by £25 pcm and even in the East Midlands only £40 pcm - "soar"? Rubbish!!

And yet no one seems to take cognisance of the fact that borrowing by first time buyers in March 2016 was up 29% from the level in March 2015. I suspect that that might have had something to do with it as well. When is the property market going to be measured by true statistics rather than what political soin might get the biggest headlines?

....and what about a bad tenant list? It's about time someone stood up for the many landlords who seek to provide a decent home for tenants, are honourable and law-abiding and do everything to keep up with the plethora of legislation that is continually introduced by anti-landlord government. On top of that, they have to deal with tenants who disappear without paying the rent, tenants who disappear leaving the property wrecked, tenants who ignore the managing agents rules and diminish the value of a block and the quality of life of other occupiers of the building. It's a very easy, cheap political shot to have a go at landlords, because they've 'got the money'.

Build to Rent for the small landlord would work well. We are diversifying our small buy to let portfolio into refurb or build to sell. We may sell some buy to let properties to finance this but sadly we will have to eject the tenants before doing so, in view of the Stamp Duty surcharge, as opposed to selling them as buy to let investments. With a little bit of incentive, instead of massive disincentive from the misguided Chancellor, Build to Rent would be an attractive option
