So! I have let one of my Properties for 16 years, in that time I have had 5 Tenants. The current Tenant has mentioned ( not complained) mould. I have explained the reason is lack of ventilation, but she can’t get her head around it. The Bathroom is in the middle of the House, but has a ceiling fan vented through the roof. However I have visited 3 times in 6 months, to find the fan isolation switch is turned off. What the hell can a Landlord do about retards like this?.

I have damp in one of my 11 properties. The tenant says she opens the windows, but when I checked the rubber seals on the UPVC were stuck. It needed a degree of force to open them. So told her again “the problem is lack of ventilation “ a year later same thing again. I rest my case!

Agree with lots of the comments so far, but would also add that British Gas Engineers in my experience are incompetent and don’t care 🤷♂️. They get paid even if they make a hash of a job. I had an incident where BG engineer condemned a boiler. I’m an electrician and also quite capable of repairing a boiler, so doubted his diagnosis. I got an independent engineer to check, it was the Thermocouple £15.00 plus £40.00 Labour. Don’t trust BG!

Air source heat pumps are a flawed technology. They are a result of knee jerk reaction by our Government. They may be ok in Nordic countries where the Houses were built to suit the environment. But the U.K. is light years behind. I definitely won’t be installing any in my properties.

Absolutely Doug, and what result do they expect from the consultation, oh surprise Tenants will approve the idea, so the Council have it rubber stamped. What a sad state this country is in, it’s now a crime to waive our flag. The migrants our successive governments have allowed in abuse the system. The majority of rogue Landlords have exotic names, but you mustn’t say anything because that would be racism. Tenants have rights Landlords don’t, Councils are too powerful. The Bank of England are not thinking about “People” yes we have inflation, but they should not penalize existing borrowers with theses crazy increases. People are trapped, they have no option but to pay or loose their homes or investment properties. Control new spending/borrowing, because new borrowers will know what they are signing up for. Well don’t be fooled by Labour saying they won’t increase Tax rates for People with wealth. Once they are in power, they will find a way to increase Tax rates, maybe under a different label, but they will do it. As for incorporation, I have looked into it extensively and if you don’t have Mortgages or they are minimal, I can’t see the benefit. Except of course to the planners who wanted to charge me £25k, and of course there is no guarantee that the Tax man won’t change the rules.

Letting Agents are useless, tried 3 in my 20 years of letting. Been managing my properties myself for 10 years and had far less grief. I find Agents cause friction between Landlord and Tenant and the minute anything gets difficult you’re on your own. They are just a waste of money.

So Social Services expect Landlords to do their job for them. Smart meters as previously said, only save money if you pay attention to usage and cut down. Air source Heat Pumps are only a good idea for New well insulated Properties, otherwise they are a non-starter. Yes they are good in Scandinavian Countries, but they are way ahead of us. Our stupid Government giving the Tenants the Bullets to fire again. I have a mould issue in one of my 11 Properties, I have repeatedly told the Tenant to ventilate the Property, she tells me she does. However when I arrived at the Property at 9.00am all Windows were tightly shut. As with most modern windows they can be locked in a slightly open manner to allow ventilation. The other issue is lack of heating, now as we all know it's the Landlords fault that Putin started this evil War, resulting in ridiculous energy costs. What will they find to blame us for next ?.

Of course there is always the Tenant themselves, they are often not suitable owners. I have reported one of my Tenants to the RSPCA in the past, the Dog was locked in a cage all Day everyday whilst they were at work. What sort of idiot would get a Dog and do that to it. I love Dogs cant imagine my life without one, but then we treat them like one of the Family. So I suggest Mr Alexander does what he wants and keeps his opinions to himself.

Has it ever occurred to her that the majority of Tenants who complain are bad Tenants that want something for nothing and think they should be able to abuse Landlords with impunity. I have 16 Properties all Tenanted by good People, I have just got rid of one Scum bag, who trashed the Property and did not pay all she owed. Now does it not say a lot that out of 16 Tenants I have had grief with one, and if you spoke to all my Tenants, they would tell you that I am a good and fair Landlord. I am an Animal lover, but from my experience most Tenants treat their Dogs dreadfully. I have reported Tenants on 2 occasions for locking Dogs in cages all Day whilst they were at work. So the Government are just encouraging Animal cruelty. Tenants and the stupid Government have to realise and accept a rented Property belongs to someone else and should respect their letting conditions.

One of my Tenants has just left the Property voluntarily. Which was a big relief as the House was filthy, how anyone can live in such filth amazes me. She was supposed to clean the House, Oven and tidy the Garden. But when I went to do the Inventory check out she had done nothing. I told her to get professional cleaners in to do the work and she said she would. However when I went back 5 Days later nothing had been done. Now she thinks I should not claim on the Deposit, she also failed to pay her final rent. This is the sort of Trashey People Landlords have to put up with and still we are painted as the Bad Guys.

I have a number of Properties, and some Years ago I stopped taking Social Tenants, never had a problem since. Good Tenants don’t get evicted, it’s a no-brainer, why would you remove a good! Tenant with all the costs of advertising etc, a costly void period and probably redecoration. The only People who will benefit from the Governments interference is those who don’t deserve help.

Been a Landlord for 20 Years, issued just one section 21 to a Scum Bag, who did not pay the Rent. After I obtained a section 21, She and her Scum Friends trashed the House before disappearing. I involved the Police and a warrant was issued for her arrest, 18 Months later the Police advised She was arrested at the Airport when going on Holiday. Needless to say I was delighted to have spoilt Her Holiday, strange these poor downtrodden Tenants can’t pay the Rent, but can afford Foreign Holidays. Rinder needs a reality check, Landlords live in the real World, it’s not rubbish T.V. For idiots who should be at work. The Mans a fool!.

Hi Wendy, I would be very suspicious of your Electrician. The Consumer Unit, or Fuse Box as you call it, does not have to comply to New regs. As long as it is safe and has RCD protection, so don't let them con you. In reality probably 80% of existing installations do not come up to the new Reg's, they are mainly intended for New Installations..

Hi Paul I am hardly naïve, been in and around the Construction Industry all my working Life. Built up my Lighting Company from scratch, which was very successful. I may now be retired but it does not mean I have to let so called Trades People take me for a ride. It seems Gas Engineers, Plumbers and Electricians are the worst of the Trades. if we just accept that as Landlords we are fair game, where will this end, we all need to complain the Trades body's etc and keep it in the Public Eye.

As usual with Government Guidance it's vague, if it is left to individual Councils to apply their own Policy on this issue, how can a Landlord know how they stand. I would like to raise another issue whilst here, this compliance requirement is an Electricians License to rip you off. I have had 3 of my Properties tested so far, 2 were fine but the 3rd one failed. However it should not have failed the Electrician put down code C2, which means unacceptable, when in fact it should have been C3 Improvement recommended, he then offered to rectify the non-existent problem for £180.00. I am a retired Electrician so pulled him up on this, he will not now respond to any means of contact. There are several reports of Landlords being ripped off by Electricians on the OpenRent Forum. Landlords should Post this problem on as many discussion sites as possible, and complain to their MP's about this dreadful situation the Authorities have imposed on all Landlords.

I stopped using Agents many Years ago, they were useless,. If there was a problem at the Property they would just send a Contractor without questioning whether it was the Tenants responsibility or could be resolved simply by the Tenant. They also caused ill feeling between the Landlord and Tenant, and since I have run all my Tenancies myself, I have great relationships with my Tenants. Agents are an expensive non- effective extravagance.
