So suddenly the PRS is expected to give Tenants a holiday and get it repaid over god knows how long etc, cant blame the Tenants but the Govt have to give something back to LL ie S24 Scrap and repay taxes from last 3 periods, CGT remove the addittional 10% , so if we sell at some point we can maybe scrape a profit.

In my opinion the NLA and RLA are spneless organisations that do absolutely nothing for LL in the PRS. PLease can anyone give me ONE example of these orhs changing Housing Policy

Well said Paul , you have covered all points. In my opinion this magazine needs to read these comments and get the NLA to lobby the new Government with the issues. It will take a long time to build enough Social housing and if the PRS is to keep the wolves from the door the Govt need to ACT NOW. I would be very pleased to see and hear from the editors of Landlord today to establish what they can do to sort out the mess.

I agree entirely , but rather than just leave us all going bust when we are doing a great job, there needs to be some relief from all this for us decent landlords, sadly the NLA are completely useless.

In Section 19 of the LM they also say that Councils will be encouraged to buy propertie from PLL and these will be then managed as Council Houses. Well Im up for it but I have a few provisos ; 1) They buy at Market Value 2) Any properties sold to Councils (Thus increasing Social Housing numbers at a stroke) should attract no more than 5% CGT.

I would love to see a portal on this site for LL to ask questions and for those questions to be forwarded to the relevant org.. Example , I have just watched JC launch his Manifesto and once again he rubbishes the PRS. He does acknowledge that there are 11m homes in the PRS however there are no words of support for the sector only controls , rent caps etc. Interestingly it also mentions an opportunity for Councils to buy properties from the PRS (I imagine this would then count as a new Council property in their targets)perhaps this will give us all an opportunity to get out quickly, even better if he reduces CGT to encourage the sales. SO What is BJ going to do, say the same or support the PRS I WANT SOMEONE TO ASK HIM.

There is only one reason for the reduction in Property available and that is S24. Why would anyone in business agree to be taxed on Turnover.

Well they need to be put under pressure to let us know exctly what their plans are in their Manifesto. We know Crbyn will just increase all taxes as he sees the PRS as a bunch of Dodgy LL. So who in these "Organisations " that aparently our the mouthpiece for the PRS, who is going to make a formal statement. I need to know who I should vote for?

Totallyagree , and if any of the writers of these articles actually read these comments perhaps they might like to make the point to RLA and all other bodies that are supposed to be representing us. 1) S24 must be scrapped 2) If the Govt is so hell bent on getting Private LL to sell, then reduce CGT to standard levels. 3) If neither of these are actioned there will be a mass exodus in the new year when PLL get their next tax bills. 4) Boris said he was going to movethe 40% threshold to £80000 ok Lets see it in themanifesto.

s24 needs to be cancelled now before every LL gets the Tax bill in January which will see an exodus of a huge proportion of the PRS

Totally agree GROMIT. S24 Get a commitment to overturn , or at least only relevant on Properties purchased from 1/4/18. Reduce CGT by 10 points to same as everything else . If they are true Tories they need to support business and not do an Osborne.

Difficult to change the rules now without losing face , and Politicians are very focussed on their own faces. A child could have forecast the fall out from Sec 24, but the Politicians decided to bend over to the Popular Labour Press. Now watch it all fall apart
