So how does this work I have a tenant whose absconed so is she responsible till I re-let it? Even if she been gone more than her 'one month' whilst in periodic?

Can I ask if the council rent out to tenants. Do they have to go thru the same strigent safety procedures as a private landlord.? Do they have to ensure their properties are fitted with heat and gas detectors ? Do they carry out annual gas certs? Do they pay the councils for landlord licensing....just wondered...

Lets not forget the ridiculous 100% council tax bill when the property is vacant. Yet a single occupant gets 20% discount. Still cant figure that one out. Then the lost of the 10% wear and Tear. Brit sixteen sixty six....the large student portflios you refer to are limited companies owned and sheltered by their buddy Osbourne. Walk a mile in our shoes before condemning us. Come see my 3 bed rented fully furnished....now stripped and vandalised....

So its unlike Chancellor wiill alter this in Autumn statement? Some of these figures will alter as main residence are sold and 2nd home stamp duty is refunded...

I am commenting on the programme. The flats were no more than rooms and the councils concerned said they did not have permission and were to be eeturned ro two bedrm houses. I agree if all us above board they are providing a service but in these cases

It people like this that have now made the chancellor chase us all.But he should target the right ones. These people are probably hiding behind limited companies and will 'ride the storm' whereas decent landlords like me are selling up. If I can now with the stamp duty...

If your a landlord from around 2005 chances are your at 85%. Althou given all thats going down I wish I was 60% LTV..
