Tenants are given a leaflet about mould control on check-in as standard. If it develops during the tenancy they are advised on how to control it. If necessary leak detection is carried out. All this and the DPS still come down on the side of the tenant when all the evidence has been supplied to them.

Hang on a minute: "Landlord Alert: faulty electrical appliances cause 43 fires a week in England" "Research by Electrical Direct shows that 15,000 accidental fires in homes across England " "but 15 per cent of accidental blazes were down to the appliances being faulty." So 15% of 15000 is 2250 which makes it just over 6 a day

If they've lost 20% in revenue, they were obviously charging far too much from the tenant. The greedy, money grabbing agents have no one to blame but themselves.

I've being carrying out inventories for nearly 20 years; this is not an isolated incident. The thing that concerns me though is that the landlord discovered it, why had an inventory clerk or the agent not been in the property first, the tenant can now claim the landlord created the mess.
