A rent increase was inevitable and I think it’ll continue. Tax hikes for landlords, tenant fee bans and the heavy weighting of the law in the tenants favour is making buy to let investment expensive and high risk. This drives landlords to increase rents (as any business would) and as some landlords sell up .. less properties available to rent also drives rents up. What did people expect?

Why don’t Shelter offer to stand as guarantor to tenants claiming benefits- they’ll soon change their position. Applying for a house is like applying for a mortgage or credit card. You wouldn’t be looked upon favourably if you’re unemployed with no income for those, so why should it be any different when applying to rent? Private landlords are not charities offering free housing, they’re investments and pensions for most (accidental landlords too), and as such, they need to assess risk to reward.

How about the same for tenants? like a credit file, allowing Landlords to provide details of arrears, damages etc which stays with the tenant on a register. With a tracked history and rating over their heads which may see tenants lose housing opportunities in the future, I think this will improve the industry on both sides. It is unfair to bring in measures to hold landlords accountable for contractual breaches, but not tenants!! I’ve never broken an obligation as a landlord but my tenants have broken plenty of theirs with absolutely no redress.

It is quite sad to categorise like this. But saying that, this has in one shape or form happened to me three times and each time, it was a single Mum with three kids. Moved in as a well referenced employed person and then soon quit work and start shouting their rights not to be evicted when they trash the house and think they have a right to live rent free.

I’ve been there. Last year I had similar and I took the tenant to small claims for a CCJ. It cost me a fortune in legal fees but did it mainly out of principle in the end. I’ll slowly get the debt back over the next 12 years of weekly minimal payments (hopefully), but landlords have to stand up for what litttle rights they have left.

Quite simple economics. The risk imposed on the landlord in letting to a DSS recipient is higher, where there is a far greater risk of the tenant defaulting on their rent. In turn, where a landlord is subject to high risk of no rental income, the bank is exposed to greater risk of mortgage default form the landlord/borrower. Banks are essentially stipulating that landlords must let to tenants where there is a lower risk of default. Granted, not all DSS tenants are high risk, I for one have had some great DSS tenants as a landlord, although over the 10 years of being a landlord, I have lost over £6,000 across only 2 tenants in low value property (

It’s failing landlords too. As a landlord myself, the increasing adverse factors of being a landlord, such as tax hikes and increasingly unfair favouritism toward tenants in rent arrears, damages and eviction disputes - I will be forced to increase my rents to meet my increased risk and outgoings .... I expect many other landlords to do the same. The idea that s24 would force landlords to dump their buy to lets - thus freeing up property for first time buyers might happen to some extent, although there will be some backlash. There is already a shortage of rental property and as landlords continue to withdraw from the PRS, a shortage of rental houses will push up demand, thus pushing up rents even further! How long before the government’s interference pushes rents so high that tenants can not afford to live?

Just when I thought the PRS couldn’t get any worse. The Government are forcing landlords to sell due to the massively unfair tax changes and in order to sell, the landlord needs to evict the tenant. If they continue to strong arm landlords to sell but take away their eviction rights- how do they see it working? If they take away the section 21, they need to bring in a new notice. The PRS crisis in the making!!

There seems to be a lack of consideration for tenants in my view. I suspect a majority to BTL properties are held in areas of lower socioeconomics, where the prospects of home ownership may be naturally lower, perhaps in areas where there are higher rates of unemployment. That being said, where landlords dispose of their properties in these areas due to adverse tax implications, another family are out of a home looking for somewhere else to live. Their prospects of home ownership may never be possible, and have only the private rented sector to consider. Where there might already be a shortage of available rental housing, at the stage supply outstrips supply, this will drive rents up. Not to mention those landlords remaining in the game will likely need to increase rents anyway to meet increased costs. All things considered, this tax move will likely create a shortage of rental properties and result in rents being driven higher and higher. The prospects of renters saving for home ownership deposits in the case where they have to sustain higher rents, becomes even more difficult.
