Shelter's behaviour and their public image are widely different They enabled a pair of scroungers to stay 18 MONTHS in my house at the taxpayers expense, exploiting legal aid. These people were not homeless, they just decided to spend their income on themselves, not on their rent (I saw their bank statements). I couldn't even get a ccj, if I had pursued it I might have lost and had to pay their £5k costs. If I had won legal aid would have paid their costs so I had to swsllow it. In my opinion shelter are not to be trusted, and should be exposed.

I would consider anything once there was proper power to evict non paying tenants quickly. All those section 21 evictions labelled "no fault" are carried out because it is the cheapest, fastest, and often only realistic way of getting back possession. How many landlords want to evict a tenant paying reliably?

my sympathy is with the landlord. The rental market is broken because no one is building small flats, which is what is needed. This landlord wanted to give tenants what they wanted but our planning and regulatory systems pushed him into illegality, and this ended up with poor spec conversion. If we assisted him there would have been a better outcome for all

If rent is unpaid you cant even apply to court till arrears are 2 months, then you have to give 2 weeks notice . It probably takes a further 2 months to get a hearing, a month before eviction etc. I would put up with any amount of legislation if there were a fast repossession process that worked. What other sector are you allowed to have someone elses property , not pay for it, and use it for 6 -12 months without paying for it? And walk away with not a blemish to your record. DON'T PAY - CAN'T STAY

We haven't charged deposits since the rules were introduced, but we charge £200 letting fee. The tenants are all ok with this. If I can't charge this rents are going up. Maybe there should just be a maximum fee?
