Its simple, if you want to rent a property you need to prove you have a right to stay here. Why are we so weak. you would not be able to do in other countries !

If you increase the rent a landlord will see this as theirs and will not then be happy to pay an increased letting fee. In Scotland they are telling tenants to get references themselves and come back with them! So it will be down to the tenant to produce a reference from a reference company the agent is happy to accept. There are already FEE reference companies. It is going to confuse the tenants and in many cases they will be paying for their references by paying the reference company directly. This tenant fee ban will hurt the likes of Foxtons who charge far too much money to tenants which is why its come about!

Gazumping is on the rise as more than 300,000 property sales collapse? I think this is the wrong Headline as there no figures stating gazumping is on the rise. and Its a buyers market !!!! Once a sale is put together it is in the hands of the solicitor NOT the agent. Yes the agent should check out the chain and buyers position, but if they are lied to not much that can be done? The problem is the transaction took three months 30 years ago. We now have email etc and it still takes 3 months ! The transaction only goes as fast as the slowest the solicitor!

The Council have these powers already. The problems is that tenants think condensation is the landlords problem and not the way they are living so if they allow this to get worse, then property the looks unfit. A good housing officer realises the majority balck mould is down to the tenant and will advise the tenant. If the tenant can just take a landlord to court, when they have caused the problem the courts with be full! There is the housing ACT of 2004 that covers all this so whats the problem? Bad tenants never had one, just several!

you want renters to get on the property ladder where they will find mortgage arrangement fees, solicitor costs, stamp duty, survey fees etc. And every time they want to fix their mortgage rate another fee. All these fees are far more than renting! Will you lobby to ban all these fees too?
