I do agree, that with careful inventories and agreements, this should be allowed. I always make sure there are tenancy addendums in place to give authority to make changes and it is made clear structural changes are not allowed. I allow cosmetic decorating, pictures and pets. I take extra deposit for pets and agree there are few landlord that allow this and creates a niche. With the market trending towards longer terms tenants, DIY and investment by the tenant can invest them to the property being their "home" and becoming attached. Added to which is means your house gets painted more regularly!

This is good news but surely there needs to more availability of CMP providers? I have been trying to set this up for months and most seem to link with liability insurance, but the liability policy is not as good as the one I have already, so I do not want to switch..I've been in a catch 22 with this for months! I will be furious if I get sanctioned for not having CMP when I have been unable to source the product!

I have been using Arthur for 2 years and find it excellent! This is one of the apps that will and does work. It covers all aspects of the Property Management Process, helps me track the maintenance and enter the financials and manage them effectively. Marc and David are both extremely helpful and have helped me to create an all round efficient system. It just also happens to be the most cost effective online management system!
