Extension to eviction ban – three things landlords need to know

Earlier this month, the government confirmed that its ban on evictions due to the coronavirus pandemic is to be extended for another two months.

Landlords will therefore still be unable to start proceedings to evict tenants for the foreseeable future, following the initial decision to ban evictions in mid-March.

The two-month extension, announced by Housing Secretary Robert Jenrick, means that evictions will not be heard in court until August 23 at the earliest.

The government says the aim of the moratorium is to continue to provide renters who have been financially affected by Covid-19 with 'security' and 'certainty' around their living situation.

As the eviction ban continues, here are three things landlords need to know....

1. Landlords and tenants advised to work together

On extending the pause on evictions, the government has advised landlords and tenants to continue to work together if renters are facing financial difficulties.

It suggests agreeing flexible repayment plans, taking a tenant's individual circumstances into consideration.

2. Tenants are paying rent and landlords are supporting them

A recent survey from the National Residential Landlords Association suggests that the number of tenants struggling to pay rent may not be as high as previously thought, while landlords continue to support those tenants who are in financial difficulty.

The survey of 2,000 tenants found that 90% have paid their rent as usual since the Covid-19 crisis worsened in March. Meanwhile, 84% have not asked their landlord for any financial support and of those that have, 75% received a positive response.

3. When evictions do return, special measures will be in place

The Ministry of Housing, Communities and Local Government says it is working with the judiciary to make sure that when evictions are allowed again, appropriate measures will be in place to provide protection for all parties.

This will include those who have been particularly affected by coronavirus, including those who have been shielding. You can see the government's full statement on extending the eviction ban here.
