New pro-rental lobbying group includes local landlord bodies

The first meeting has been held of the Housing Coalition, a new group including a number of local and regional landlord bodies and agents’ organisation Propertymark.

A statement from Propertymark says the Housing Coalition allows “a collaborative voice to improve standards within the sector, make private renting fairer for the benefit of landlords, agents, and tenants alike and to provide an environment for landlords and agents to support housing needs.”

So far the group also includes Possession Friend; iHowz; North East Landlords Association; SafeAgent, Property 118; Property Tribes; and a selection of county and city landlord groups.

Tim Thomas, a policy and campaigns officer at Propertymark, says: “This is a fantastic opportunity for Propertymark and other leading sector organisations, forums and landlord associations to collaborate and make sure that our voices are heard when it comes to reforming the private rental sector. 

“There is so much more work that needs to be done on improving standards, legal and court reform, and the upcoming Renters Reform Bill.”

The first meeting of the group was addressed by a Tory MP - Andrew Lewer, the Conservative MP for Northampton South, member of the House of Commons Levelling Up, Housing and Communities Committee and Chair of the All-Party Parliamentary Group for the Private Rented Sector.

    Hopefully they will voice the real concerns of Landlords re S21 abolishment unlike NRLA

    The Conservative Party wanted rid of Private Landlords and replace them with Corporate & Institutional Landlords.
    Why else would they Discriminate so much, licensing Schemes coupled with a whole raft of expensive Regulation
    and extortion fees for Council’s who have no real input only a paper work exercise and now not even that just a Sub-let Computer exercise with their own fees added on top, nice one even an Additional license fee in West London is £1375.00 or there about the Mandatory one is Plus £200.00 fee at least.
    Licensing don’t apply to the Big Boys with their Flats in the Sky.
    Neither does Section 24 which is the reason it was introduced.
    The Housing and Homeless Crisis didn’t just happen but was deliberately caused by Government for the reason stated above.
    OK if Government and Lacie Gove hadn’t interfered with The Renters Reform Bill with the intention of lumbering Private landlords with Sitting Tenants and Removing Section 21 to make their Business dis-functional. This is the reason for the Housing Crisis, go on then try to convince me the situation would be nearly as bad if Government done nothing certainly not.
    Section 21 the backbone of the Private Renting Sector before which there wasn’t any is that too difficult for you to comprehend I thought so.
    Removal of S.21 the perfect tool to destroy private landlords.

    I wouldn't hold your breath that they are going to come out with a strong voice against the abolition of Section 21. This is what they have said on their website:

    "Legal and court reform - While the removal of Section 21 may have an adverse impact on the sector, the Housing Coalition recognises the move has cross party support and will focus efforts on ensuring court reforms are fit for purpose to allow landlords to seek possession via the courts."

    We may have to pin our hopes on the REFORM party although we don't have details of their position with respect to Section 21. We do know that they do support smaller government.

    Ellie I will be voting Reform and I sincerely hope many do in order to shake up the 2 main parties. They feel that they are the only real choice and unfortunately they have been for many years.

    @ Andy Marshall - me too and I suspect/hope a great many others will do the same. The two parties think they each have a right to be in government. They don't.

    Any coalition that can make a better ‘fist’ of representing private landlords than the NRLA’s pathetic offering is to be welcomed. Let’s hope something constructive emerges.

    As a member of the new coalition representing North East Landlords I can assure everyone that I raised the damage that S21 abolishment is causing with our guest MP!
    Pointing out that MP's do not seem to realise what effect all the Legislation and abolition of S21 is having on Tenants with higher rents and a rapidly shrinking supply. Pointing out that most reports of bad properties in the Media relate to Social not PRS properties and how one of my Councils had to rehouse 78 families from their social stock due to damp! The PRS is not full of bad properties!
    Also explaining that many Landlords are having to sell up because of S24 and rising interest rates before their Lender forecloses, as rents do not match repayments and they are unable to carry 80% of the interest cost from income!
    Pointing out that they do not realise that outside the M25 Landlords do not issue S21 without reason and usually it is done so a Tenant has a chance of getting a new Tenancy whereas in future with a S8 they will have a much harder job! The Landlord will trade the rent arrears for the property back quickly.
    All this pressure and reform, driven by Shelter, is affecting Tenants, and as all the main parties are committed to this crazy policy when the election comes the mountain of homeless will be looking for someone who will put in their Manifesto they will give houses to English people and build social housing - like already mentioned, could that be the REFORM party? Look what has happened in The Netherlands!
    He did agree that most MP's do not understand the PRS and that Landlords should write to their MP explaining how they are affecting Tenants, rather than Landlords as that is more likely to be successful!
    So why not invite your local MP's to Local Landlord meetings so they can understand much better what they will achieve and make it known if they decline!
    I recently invited 8 of which 1 was busy and not interested in future events and 1 apologised and would like to come in the future. The remaining 6 4 Labour and 2 Tory, have just ignored the invitation which is not totally unexpected!!

    Fully support this endeavour and I would actively get involved with a Landlord Group that operated like this.
    I do regularly write to my MP. I get replies but it is just the normal Government liquid diarrhoea. I will try and write as you suggest.
    I do believe that Landlords as a rule are not very good at linking up to be an effective force.

    Sadly my MP, his wife is Baroness Harding and as much use as he is, no longer replies to me because he does not agree with me. I thought they were elected to represent ALL constituents, whether they agree with them or not.

    He will not be getting my vote at the next election.

    I tried writing to our local MP and got no reply. The £300k I had saved to invest in more rentals has now been put in 12 month high interest accounts to see how bad it's going to get in the PRS over the next 12 months.
    Luckily at 5.5% it's going to bring in the same as rental houses with no hassle and no repair bills.
