•  A “retaliatory eviction” defence to an accelerated possession claim where the tenancy was pre-1 October 2015 (so the provisions of the Deregulation Act 2015 concerning retaliatory eviction did not apply).

•  A tenant refusing the landlord access for an inspection after concerns that the tenant had trashed the property. An injunction was obtained quickly and relatively cheaply, forcing the tenant to allow the landlord access.

• Defending a resident landlord against an application by the police for a Closure Order against his property. If the application had been successful, the resident landlord would have lost all his tenants, and subsequently his income, overnight.
